When taking on a remodeling project, don’t underestimate the importance of a written, detailed contract.

Many homeowners are concerned about the bottom line when it comes to comparing bids for a remodeling project, but an even more important aspect to consider is the content of your written contract. Not only does the contract put everyone on the same page as far as expectations are concerned, it can also serve as an important legal record if the contractor fails to deliver what was agreed upon.

You should be wary of any construction contract that doesn’t meticulously spell out the details of the job. For example, when writing a contract for a foundation replacement, a contractor may simply put “replace foundation” and a corresponding price. However, this fails to address the numerous details that factor in to a foundation replacement, such as a breakdown of materials, the dimensions of the installation and an explanation of the methodology to be employed.

When a contract is vague, it not only leaves room for mistakes, it can also give a dishonest contractor the opportunity to exploit the situation by charging for extras and adjustments throughout the job. For this reason, it’s not uncommon for the lowest bids to wind up being the highest. In contrast, by thoroughly laying out what’s entailed for each phase of the job, a comprehensive contract will allow you to see where your money is going.

While some contractors use change orders as a means to exploit clients, they’re still a necessary aspect of the construction process. However, as extensions of the original contract, they too need to be spelled out in detail. Whenever changes occur, they should be documented to avoid any confusion about the additional scope of work and cost.

A: Most kitchen remodels take six to eight weeks to complete, and that’s because we have to order cabinets and other parts. We don’t want you to be without a kitchen for months, so we won’t tear out your existing kitchen until we’re ready to build.

Q: Will you be here when you say you will?

A: Absolutely. Once you sign the contract, we’ll provide a scheduled start date and payment schedule with work deadlines.

Q: Who is responsible for getting appliances and fixtures?

A: We don’t sell appliances, faucets, sinks or fixtures. Once you find the products you want, you can give us the specs and we’ll design around them to ensure you get the exact details you want.

Q: Can you help me get granite countertops?

A: Yes, we’ll help you set a budget for granite countertops and recommend major suppliers in your area. If you find something you like in a store, write it down and we’ll purchase it if it’s within your budget.

Q: Are there delays or price increases on supplies due to COVID-19?

A: Some supplies from overseas are stuck in ports or slower in transit, and some supplies are no longer available. It’s happening a lot, and we’re finding that some manufacturers are running out of supplies or can’t keep items in stock. Because of that, there are also some price increases. Once we know the details of your project, we’ll do our best to get around these supply shortages by planning ahead.

Q: Are there ways to make my remodel or addition fire-resistant?

A: Nothing is totally fireproof, but there are things we can do to help prevent sparks from causing fires, like installing cement board and SmartSide®. It can be more expensive to install these types of products compared to traditional building materials, but if you live in a fire-prone area, it’s worth it.

Roberto Ramos: Taking the Plunge

BRENTWOOD — Roberto Ramos spent several years climbing the ladder at his previous job before taking the plunge into entrepreneurship by starting his own business. “I started working in construction back in 1994,” he recounts. “During my first few years, I did everything from fire and water damage restoration to highway construction, and eventually, I got into framing and building houses. I worked my way up to the position of foreman at the company I worked for, and later I became a superintendent. It was a good job that paid well, but I started thinking that I could do even better and have more satisfaction if I had my own company. So, I started my business in 2006, and it has been growing little by little every year since.”

Today, as owner of A Ramos Construction, Inc., Roberto says his favorite part of his job is taking projects from conception to reality. “I just love to create things. It’s exciting to have an idea in your mind and then bring it to life. And of course, I love to see how happy our clients are with the end results.”

A resident of the East Bay Area (where he lives with his wife, Ana), Roberto likes to spend the bulk of his free time outdoors. “I enjoy outdoor activities like boating, jet skiing and snow skiing,” he details. “I’m also an avid golfer and I like playing with friends and clients.” Additionally, Roberto enjoys spending quality time with his and Ana’s three adult children.

Regarding a professional philosophy, Roberto espouses the value of honesty. “We don’t sugarcoat things for our clients,” he explains. “When someone asks for something that’s very time- or labor-intensive, we let them know upfront that it’s not going to be cheap. However, if they’re willing to invest the money, we will deliver exactly what they want, built to the highest possible quality. Our clients really appreciate our honest, upfront approach. At the end of the day, it’s rewarding to know we did our best and provided a product that they’ll enjoy for years to come.”

When asked the first thing he’d do if he were to retire tomorrow, Roberto says he’d see the world. “I would definitely do some traveling. Maybe I’d start with Mexico and then go to Europe. Italy, Spain and Switzerland are all on my list of places I’d like to visit.”

They were excellent. They were reliable, efficient, and worked very diligently. They didn't deviate within a 5% margin of error which was incredible. I am an adjuster, but they didn't know that in the beginning of the job, they were just doing a great job.

I am very happy with their work. They were great. They had different people come out to look at the job and address the challenges that we had. They were all great as well. They were very professional and it actually surprised me how communicative they were. That communication was really helpful for me, because I was an hour and forty minutes away from the property for most of the process, as it is a rental house. They were excellent with keeping me informed and would let me know what was going on or if I had any questions. I had no trouble getting in touch with them.

Everything was wonderful. They worked around our needs. They were a bit expensive, but I would use them again based on their work. I would tell the customer to be very thoughtful towards the tier of product that you want and to then be more proactive in specifying if you want more of a medium versus high-end quality kitchen. If you are a first time customer who has never had a water leak, you're sort of at their mercy. If I could go back, I would say that I'm new to needing this type of work, but still need to ask some questions and I would have been more proactive towards their offerings and in asking for a lower price.

They did fantastic work and I love the kitchen.
