He says it’s not uncommon for him to squeeze five additional years of life from a roof when its owners had been advised that replacement was their sole option.

The company prides itself on working quickly, often completing jobs in a single day. Mr. Lopez says his workers never linger on a property beyond what the job calls for, and clients’ properties are always left absolutely clean and tidy. Similarly, the company’s shop is very well-maintained, and its trucks are washed every few days.

Advanced Roofing Services “answers questions plainly and honestly,” says Mr. Lopez. It provides all the information customers need to make informed decisions. If the company doesn’t have the answers, they research them. “We give as much information to our customers as we possibly can.”

You should take the same cautious approach for roofing projects large and small. Dave Lopez, owner of Advanced Roofing Services, Inc., warns against choosing a contractor based on price alone. Roofers are routinely called upon to fix jobs done poorly by others—usually because homeowners reflexively choose the lowest bid without considering other factors. “They’ll get roofing that was installed upside down, for example,” says Mr. Lopez. “Cheaper repairs sometimes cost a lot more in the long run.”

Mr. Lopez also notes that different roofers and estimators have different perspectives on how reroofing or repairs should be done. Therefore, two estimates for the same repair might not actually entail the same type of work. If you get multiple bids—and Mr. Lopez recommends you do—ask questions about the precise nature of the work to confirm the bids are comparable.

Mr. Lopez cautions against foam roofs, even those installed as recently as a year ago. Similar problems have arisen with composition shingles and other flat roofing products. For longevity, Mr. Lopez recommends tar and gravel roof systems.

Different roofs deteriorate at different rates. If you see any of the following signs, it’s time to consider replacement:

• Leaks in numerous places
• Continuous leaks, even with repairs
• Problems return soon after repairs
• Repairs don’t fix the problem

If you decide to undergo a replacement, there are a few things you should do before the installation process begins. Since hammering can cause vibrations inside your home, remove loose items from your walls and shelves. You should also make sure your driveway and surrounding area is clear so the workers have space to move materials directly to your roof.

Q: What kind of warranties do you offer?

A: We offer a five-year workmanship warranty.

Q: Do you do gutter cleaning? Can I get an estimate?

A: We do clean gutters, but we don’t provide an estimate. They generally take about an hour to clean.

Q: Can you do an estimate over the phone?

A: Not without seeing the roof. There are so many variables: What’s your roof pitch? How many square feet is it? Does that include the overhang? What do you want the gutter to look like?

Q: Do tile roofs last forever?

A: Not always. Tiles do crack and break; they need to be maintained, checked and sealed as needed. Once that underlayer of tile is exposed, the membrane starts deteriorating, which can cause water intrusion. If you want a tile roof to last a lifetime, you must maintain it.

Q: Do you offer maintenance?

A: Yes. Every few years, you should schedule some distant cleaning and roof system checking and sealing. If you have a lot of trees in your area, make sure your gutters and roof are clear of debris.

Dave Lopez: Roof Dreams

ALAMEDA — When asked why he got into the roofing trade, Dave Lopez cites both a family connection and an entrepreneurial aspiration. “My dad was a roofer, so I became familiar with the trade early on,” he recounts. “After high school, I started working in the industry and climbed up the ladder from apprentice to journeyman, foreman, and then superintendent. My goal from day one was to have my own roofing business, which I achieved in 1998. I started out with a pickup truck, working out of my home, and from there I expanded into a shop and an office. After more than 40 years in roofing, I still love the smell of hot tar—it’s my cologne!”

Today, as owner of Advanced Roofing Services, Inc., Dave says his favorite part of his job (besides the scent of hot tar) is working with customers. “As company owner, I spend most of my time meeting with clients, doing sales presentations and providing estimates. I really enjoy figuring out what a customer needs and finding the right solution for them.”

Born and raised in Richmond, Dave resides today in Hayward, where he appreciates the mild bayside climate. “For a roofer, this is paradise. Since we’re right next to the bay, when the fog comes in and the breeze picks up, it’s like natural air conditioning. I once spent three months roofing in Los Angeles and it was terrible, so that really made me appreciate what we have up here.”

Outside of work, Dave spends his free time on a variety of hobbies and pastimes. “I’m big into classic cars and regularly attend car shows,” he details. “I just got back from a show in Pismo Beach, where I showed off my ’52 Oldsmobile Starfire.” Additionally, as a lifelong sports fan, Dave holds season tickets for the Oakland Raiders, the Oakland A’s, the Golden State Warriors and the Cal-Berkeley Bears. When he’s not at a car show or sports event, Dave enjoys spending time with his three grown children and five grandchildren.

In his life and career, Dave espouses the value of persistent positivity. “My main philosophy is to stay positive and keep moving,” he affirms. “In life, you’re going to run into roadblocks, and the only way to get to your destination is to push through. I’ve had plenty of those in my life, and maintaining a persistent, positive mindset is what got me to where I am today.”

When asked what he’d do if he were to retire tomorrow, Dave says he’d devote more time to the activities and people that matter most to him. “I’d spend more time with my kids and grandkids, as well as my cars. I’d definitely attend more car shows. These days, I do about 25 a year, but there are a lot more I could go to.”

Q: What was your first car?

A: A 1964 1/2 Ford Mustang—it came out halfway between ’64 and ’65. By the time I got it, it was about seven years old, so it wasn’t a big deal, but today it’s considered a classic.

Q: What kind of music do you like?

A: A little bit of everything, including R&B, classical, jazz and rock.

Q: Did you play any sports in high school?

A: I played baseball and ran track.

Q: Are you an early bird or a night owl?

A: An early bird—and I mean early. I’m usually up at 3:30am. That allows me to get a lot done before the day really gets going.

  • The Impact of Roof Pitch on Roofing Material Selection

    ALAMEDA — Tar and gravel roofs have been around for a long time, but in recent years their popularity has waned. This is largely due to aesthetics, with many homeowners choosing to replace their tar and gravel roofs with composition shingles because they like the way they look. However, in some cases this can be a big mistake, because even though a roof may look good, it might not function like it needs to.

    Residential roofs vary in terms of steepness (or “pitch,” as it’s known in the industry). Roof pitch is expressed as a rise/run ratio. For example, a roof that rises 6 inches for every 12 inches of horizontal run has a 6:12 pitch. Some roofing materials are designed to function within a certain range of pitch in order to meet their intended lifespan. That’s why it can be a problem when a homeowner replaces their tar and gravel roof with shingles, because each of these products is designed to perform at different pitches.

    To meet shingle manufacturer criteria, a roof needs to be at a pitch of 4:12 or greater to install shingles. However, many homeowners choose to install shingles even though their roofs have pitches of 2:12 or 3:12. Not only does this void any warranty the shingles might have come with, it often leads to premature failure of the roof. Over time, as rainwater runs down the roof, the shingles will start to settle and “cup” in certain areas, creating a small dam that diverts water to the left and right. Eventually, this water will get into the roof’s seam, seep in the nail holes and, once the nails rust out, make its way into the attic. This chain of events can cause the shingles on an incorrectly pitched roof to fail in as few as 10 years.

    For this reason, when replacing your roof, it’s important to consider its pitch and install an appropriate product—ideally the one it was originally designed to have. If you have a tar and gravel roof, it’s wise to go with its modern equivalent, known as a “built-up” roof. Instead of gravel, a built-up roof is covered by a cap sheet, which provides a watertight layer of protection and looks a lot nicer.
