While an airtight home is good for energy efficiency, it makes air quality a greater concern.

“Due to improvements in modern window and door technology, today’s homes are more tightly sealed than ever,” explains Joe Frediani, co-owner of AWC in Millbrae. “While this is good for keeping conditioned air inside the home, one drawback is the home isn’t able to ‘breathe’ very well. As a result, all the air that gets circulated through the HVAC system tends to stay inside, which can make it challenging to maintain a high level of air quality.”

This lack of ventilation is further exacerbated by the increased use of heating and air conditioning in today’s world. “Between heating in the winter and air conditioning in the summer, the HVAC systems in most homes are running all the time,” says AWC co-owner Ron Frediani. “This increased use means a greater amount of airborne particles being circulated through the system, which results in more dust accumulating in the air filter and ductwork.”

With this in mind, consider the following steps for maintaining air quality in your home:

Change your HVAC filter regularly. Filters should be changed in accordance with the manufacturer-recommended interval. For example, if your filter is rated for three months, be sure to replace it every three months.

Upgrade to a better filter. Standard 1-inch fiberglass filters only provide a minimal amount of filtration, whereas high-grade, pleated filters do a better job of capturing dust, allergens and other airborne particles.

Have your air ducts periodically cleaned. A home’s air ducts should be professionally cleaned every two to three years, and more often if there are inhabitants with severe allergies or respiratory issues. Remember, effective air duct cleaning requires the right equipment and techniques, so be sure to hire a certified professional for the job.

A: “We were originally founded as a window cleaning company, but over the years, we’ve added other services like gutter cleaning and power washing. In 2004, we added air duct cleaning to our repertoire to provide another useful service for our customers.”
 
Q: How do I know if my air ducts need to be cleaned?
A: “Ducts situated in the floor tend to get dirty faster than those in the ceiling, but all ducts get dirty over time, so if you’ve never had your ducts cleaned or it has been several years, they’re likely in need of service. We have an in-line camera system that we can use to show you the condition of your ducts.”
 
Q: Can I stay in my house while you clean my air ducts?
A: “Yes, it’s totally safe for you to remain in the house while we work. However, the equipment we use is pretty loud, so it may not be very pleasant. Also, if you’re hypersensitive to allergies, you might want to vacate the house until we’re done. Although we use HEPA filters, small amounts of dust can’t be prevented, which could be an issue for those with acute respiratory or allergic sensitivities.”
 
Q: How can I tell if my dryer vent needs to be cleaned?
A: “While your dryer is running, go outside to the exhaust vent and put your hand up to it to feel the air coming out. It should feel like a blow dryer, with a reasonable amount of pressure. If there’s little or no pressure, your vent may be clogged.”

Ron Frediani: Capable Expansion

MILLBRAE — As second-generation owner of AWC, Ron Frediani hasn’t just maintained his family’s company—he has also managed to expand upon its capabilities. “My dad and uncle started AWC in 1946 and I started working for them in 1965,” he remembers. “Over time, we’ve branched out from mainly doing window cleaning to providing services like gutter cleaning and power washing. About 12 years ago, we added air duct cleaning to our repertoire. Not only that, the company is now in its third generation with my son, Joe, who will take over when I retire.”

Today, after more than 50 years with the company, Ron says his favorite part of his job is interacting with customers. “For many years, I was out in the field doing the work, so I appreciate the fact that I’m now able to focus solely on dealing with customers. This allows me to put all my energy into making sure we’re providing great service and keeping our customers satisfied.”

A resident of San Mateo County (where he lives with his wife, Carol), Ron spends much of his time outside of work volunteering in his local community. “I’m a longtime Lions Club member, and I previously served as president of our local chapter,” he explains. “I do a lot of community service through the club and help oversee a lot of our projects. One of our big programs right now is providing free eye exams for local children.” When he’s not busy serving his community, Ron likes to relax by watching sports and taking the occasional trip to Hawaii.

In his life and career, Ron espouses the importance of the family dynamic. “We try to treat our customers like we would treat our family and friends,” he affirms. “I think the family dynamic has always been the greatest aspect of our business. Since we’re a family-run business, we get to know our customers and they get to know us.”

When asked what his future retirement will look like, Ron says his life won’t change too much. “I’m the kind of guy who needs to stay busy, so I’ll probably keep doing a lot of the same things I do now. Wherever I am, I like to be active and involved with whatever is going on around me.”

    Change your furnace filter. In order to maintain proper ventilation for your home and HVAC system, your furnace air filter needs to be changed at regular intervals.     Diamond Certified Expert Contributor, Joe Frediani: Your furnace filter should be replaced as often as needed. Some of them are washable, so just make sure you wash it as directed. Others are disposable. A lot of the disposable ones are, you know, they have a longevity of three months. So, make sure you change that out after 3 months of running either your air conditioning or your heating. Just know when and how to replace that. If you don’t know, then call an expert and get it replaced and that will help on your indoor air quality.

    Diamond Certified Expert Contributor, Joe Frediani: So one tip to checking to make sure your dryer is functioning properly and the dryer vent is getting the airflow that it needs is you can – if you have access to the outside of the dryer where it vents out of your house, a lot of times it’s on the side of a wall, feel the air pressure. It should feel like a blow dryer.

    If it doesn’t feel very strong then there’s a chance that you could have a clog in your dryer vent. And that could be dangerous. It could be a fire hazard. Also, if you get this cleaned it will help to speed up your drying process, so you won’t have to dry your clothes for two loads, you can do it one load.
