If you’re taking on a painting project, think twice before investing in pricey, high-end paint products.

“There are a lot of misconceptions about the quality of paint products,” says Jared Cuevas, president of Bay-Valley Painting, Inc. in Antioch. “Some paint manufacturers try to upsell people by marketing high-end, specialty products, but a lot of times, the actual difference in quality isn’t substantial enough to justify the additional cost.

“A lot of people ask me what the difference is between paint that’s warrantied for 15 years and paint that’s warrantied for 25 years,” he continues. “However, it’s not as simple as saying, ‘One lasts 10 years longer than the other.’ What you’re really paying for with the higher warranty is protection of substrates—your stucco walls, siding and wood trim. The actual color of the paint isn’t covered. Since both products use the same colorant system, whether you buy the 15-year product or the 25-year product, it’s going to start fading around the same time.”

Considering high-end paint’s aesthetic nature, Mr. Cuevas says it’s important to think practically about such a choice. “Since both products will fade within a comparable timeframe, you’ll likely end up repainting your house around the same time regardless. So, you have to ask yourself, ‘Is it really worth paying a few hundred dollars for the higher warranty when I’m still going to be repainting sometime in the next seven to 10 years?’ Personally, I don’t think it is.”

Q: Will the price of my job change from your initial quote?
A: No. Before the job, we’ll go over the estimate with you and explain all the labor and materials it includes. There won’t be any surprises—once we quote a price, that’s the price you’ll pay.

Q: Do I need to buy the paint myself?
A: No, we’ll purchase all the necessary materials so you don’t have to worry about it. Paint and additional materials are included in our estimate.

Q: How much prep work do you do?
A: Preparation is critical for any good paint job, so we take the time to do it right. For exterior jobs, this starts with power washing to get the surface completely clean. We then scrape off any loose paint and spot-prime all bare surfaces. Finally, we check the wood trim, fascia and siding; perform any needed caulking and spackling; and determine if any areas need to be repaired.

Q: Do you have employees or do you use subcontractors?
A: We have well-trained employees who perform all of the work.

Q: Do you do lead abatement and restoration work?
A: It depends on the extent of the lead problem. If we determine a job requires a lot of lead abatement and restoration work, we’ll typically decline it because it’s very time-intensive. A full restoration can take up to three months to complete, and our schedule simply can’t accommodate that. In this case, we can refer you to a specialist.

Jared Cuevas: Uncommon Expertise

ANTIOCH — As a second-generation painter, Jared Cuevas’ experience on both the contracting and supplier sides of his industry has culminated in an uncommon depth of expertise. “I started out working for my dad during summer breaks in high school and college,” he remembers. “After college, I worked for him full-time for about eight years until he retired in 2010. At that point, I went to work for Sherwin-Williams, and after that Kelly-Moore, which gave me experience on the supplier side of the industry. Eventually, I wanted to start painting in the field again, so I started my own business.”

Today, as owner of Bay-Valley Painting, Inc., Jared says his favorite part of his job is interacting with people. “I like meeting and talking to customers and helping them make their projects as cost-effective as possible. It feels really good to make a customer feel better about the way their house looks.”

A resident of Antioch, Jared spends his free time on a variety of active pastimes. “One of my main hobbies is going to the gym, although not everyone would call that a hobby,” he says. “I also like spending time with friends, barbecuing, going to concerts and traveling.”

In regard to his professional career, Jared offers some advice to homeowners. “When choosing a painting contractor, I advise being patient when making your decision,” he says. “When looking at estimates, it’s easy to be swayed by emotion or by a cheap price, but that isn’t a good way to make a decision. It’s better to look at your options and then take a day or two to think about them. This will help you make a well-considered choice.”

When asked the first thing he’d do if he were to retire tomorrow, Jared says he’d move to Austin, Texas. “I like it there—it’s a fun, laid-back city with a lot to do and see. They have a unique sense of culture and community, and it’s not as fast-paced as the Bay Area, which I like. I’ve always felt like it would be a good fit for me.”

  • The Importance of Paint Preparation

    ANTIOCH — When having your house painted, don’t overlook the importance of proper preparation. That fact is, there are some things a new coat of paint can’t hide. Worse still, there are things that, even if they can be hidden by paint, will only get progressively worse beneath the surface. By taking the time to perform thorough preparation, your painter can eliminate such problems before they intensify. At the same time, proper preparation will also maximize the lifespan of your new paint job.

    While preparation is important when painting any surface, it’s especially critical for the home exterior, due to the effects of weather. Prior to applying any paint or primer, your painter should inspect the entire exterior, including the siding, trim and/or stucco. During the inspection, the painter will look for flaking or peeling paint, stucco cracks and signs of dry rot. These issues can be resolved by scraping down peeling paint, applying spackle or caulking and properly treating dry rot. Once all the issues with the underlying surface have been addressed, primer and paint can be applied.

    ANTIOCH — Host, Sarah Rutan: When it comes to house painting, thorough preparation can result in a better final product. Today we’re in Antioch with Diamond Certified Expert Contributor Jared Cuevas of Bay-Valley Painting to learn more.

    Diamond Certified Expert Contributor, Jared Cuevas: So, the pro tip I’d like to talk about today is proper prep work before you prime and paint a house. Now, it’s going to vary from the interior and exterior. But just for example, on the exterior, when we look at the exterior of a house, we’re going to take a look at the siding and stucco, and also the wood trim. And what we’re going to look at is to see if there’s any paint flaking, any stucco cracks, any peeling. And we always want to make sure we take care of that before scraping it down, priming it out, and then performing a spackling and caulking that may need to be done at that time. And this is always a good idea to do this first because it’s going to ensure that you have a better quality finish at the end of the job.

    And a lot of times the proper prep work does get overlooked because people feel they don’t need it. We run across customers that say, “Well, do we really need to do that?” And I say, “I highly recommend it because you’re going to end up with a better-looking job.” Because sometimes you do things and then you just can’t hide it with a new coat of paint. Some of these problems will come up in the future if you don’t properly take care of them while you’re in the work. It’s easier to do it now than deal with it a few years down the road.
