Whether you’re planning to sell your home in the near future or you just want to keep your family safer, upgrading and maintaining your electrical system can be a wise investment. While homes aren’t required to be consistently maintained to meet every new code, homes that fall short of current codes could be at greater risk of fire or electrical problems, and those types of repairs come at a major cost.

“There are a lot of code changes, but that’s something a professional electrician needs to follow up on,” says Miroslav Bokaric, owner of BV Electric Inc. in San Francisco. “Not every city has the same rules, so you want to find an electrician in your area who knows the code corrections and regularly deals with inspectors.”

When to have a code inspection
Inspections are required for new construction jobs, remodels and projects that require permits. However, homeowners or buyers can request an inspection to make sure the home is safe or to highlight suggested repairs, replacements, or upgrades. Consider getting an inspection if your home meets any of the following criteria:

  • You’re buying, selling, or leasing a home or property.
  • The home is more than 40 years old.
  • The home was owned or maintained by someone who performed DIY or unprofessional repairs or electrical upgrades.
  • The home has two-prong outlets or ungrounded outlets instead of three-prong or GFCI outlets, particularly in bathrooms, kitchens, or other wet or potentially dangerous areas.

What to upgrade to maintain your home’s safety and value
Completely rewiring a home is expensive and usually unnecessary. However, there are some things you can do to maintain and improve your home’s electrical system for safety and resale value reasons:

  • Consider upgrading and replacing basement and attic electrical systems. If your attic or basement is used as a storage or living space, bringing the wiring up to code can keep you safe and add value.
  • Replace kitchen wiring and components, including outlets, power circuits for microwaves and high-power devices.
  • Ensure that all bathroom outlets are GFCI-protected.
  • Every bedroom in the home should have a smoke detector and a CO2 detector installed no more than three feet from the bedroom door. There should also be at least one smoke detector and one CO2 detector on each level of the home. Hardwired units are best, if possible.

Miro Bokaric: Driven to Succeed

SAN FRANCISCO — Miro Bokaric has always possessed a drive to succeed, but it wasn’t until he immigrated to the United States that he achieved his career objective. “I’m originally from Bosnia,” he explains. “My whole life, I’ve never stopped working. I got my first job as a kid digging trenches for a contractor. When I got older, I attended electrical school and became a qualified electrician.” However, just as Miro was getting started in his new career, war broke out in Bosnia. “When the war started, my wife and I decided to leave and relocate to the United States,” he recounts. “Right away, I got a job working for an electrical contractor. As it turned out, I worked for him for the next 18 years and eventually assumed ownership of his business.”

Today, as owner of BV Electric Inc. (named for the company’s original owner, Boris Vidas), Miro says his favorite part of his job is helping people. “The most rewarding work I do is answering emergency calls. It feels good to restore power to a home or business when they really need it.”

A resident of San Francisco, Miro spends his small amount of free time relaxing and enjoying the company of his family and community. “I work six days a week, so there’s not too much time for relaxing,” he says. “On Sundays, I usually attend church and then spend the rest of the day with my wife, Boba, and our son, Stefan.”

In regard to a professional philosophy, Miro espouses the importance of building trust with clients. “I’ve learned that you can’t just tell customers what they need to do—you have to listen to them,” he says. “My approach is to listen to what each customer has to say, give them my honest opinion and offer my help with whatever they decide to do. In this way, my goal is to build trust with the customer so they feel confident having me perform their electrical work.”

When asked what he would do if he were to retire tomorrow, Miro says he’d pursue a career in law enforcement. “My dad was a police officer and that’s what I grew up wanting to be. Eventually, I decided that electrical work would be a better career choice, but I never lost my admiration for police officers. It’s just a passion of mine that I never had a chance to realize.”

However, if you live in an older home, there’s one thing you may be forgetting: your electrical panel. If your panel isn’t up to code, you’ll need to upgrade it—otherwise, it may not be able to handle the power needs of your newly remodeled kitchen.

    The extent to which panel upgrades are needed can depend in part on the age of your home. For example, if it was built in the early 20th century and still has knob-and-tube wiring, you’ll need to replace its old fuse box with a modern breaker panel.     Here are a few other factors to consider for upgrading your electrical panel:

    Clearances

    Arc protection

    Sub-panel

    In some cases, a kitchen remodeling project may involve the installation of a sub-panel—a smaller service panel that functions as an offshoot of the main panel. Sub-panels are often used to provide more convenient access to breakers or in cases where the main panel doesn’t have room to install additional breakers.

    Due to the important role electricity plays in kitchen remodeling, it’s wise to get an electrician involved early in your project. For one thing, you’ll get a clear idea of how much work will be needed, which will help you determine your budget.     Diamond Certified Expert Contributor, Miro Bokaric: The main point, main tip, for kitchen remodel in this case is that get your electrician on early stage, before you even thinking about remodeling. Because you’re going to have an idea what’s going to be your budget, how much electrical is needed, but the main important part is that electrician will be able to understand what exactly you want, where you want the under cabinet lights, overhead lights, or any kind of recessed lights in the kitchen. So in this case we have under cabinets through the cabinet lights and above the cabinet lights because the customer himself wanted the non-recessed lights. And he wanted – they wanted more lighting through original LED lighting through the ceiling, but not using recessed lights for some reason. And in that case, the best thing is that you prepare the wiring and set up the wires to certain locations through the blueprint or plans and make sure the height for each cabinets and location and lower cabinets and upper cabinets the difference.

    And set up the electrical wiring from switch boxes which they are on the opposite side of the kitchen, as you enter to the kitchen, so again, focus to electrical is that electrical kitchen, electrical wiring, has to be minimum seven to eight circuits. They all have to be arc fault breakers, and certain breakers are bigger amperage, smaller amperage – depends on what you are using for. For electrical, for example for lighting, you have to have a minimum 15 amp, 120 volt. For the oven stove, that’s like a 30 amp to 50 amp to 240 volt. And certain outlets, for example, in this case there’s no receptacles on the wall, but they are on the bottom of the cabinets, and they are required to be set up for your usage, and there’s certain code requirements as well. So focus the electrician to come to your place before you even start your kitchen remodel. If you have an idea that in a year or something you will plan to do some major innovation, focus to the idea that an electrician should be there.

    Diamond Certified Expert Contributor, Miro Bokaric: The case that you have new kitchen. You’re planning to build the brand-new kitchen. You want to have a nice state-of-the-art, 21st century lighting in your house, and oops, your house is actually old 1920s and 30s and has old wiring, existing wiring, old black knob into wiring. The best way for you is to get an electrician, of course. And what we could do is like check, make sure that your electrical panel is up to current standards, or up to code. In case you have an old fuse box, definitely replace it to a breaker box. Also, insurance will be lower. Your electric equipment in your house will be safe, and whole house will be protected, 21st century.

    And focus to service, it’s like this one, let’s say you’re upgrading your service to 200-amp service. You require two-inch conduit, number two at wiring which is more details later, your panel has to be a certain height. There is limitations on the ceiling, on your heather, also you have to have a clearance in front of that panel. You cannot put garbage cans or any kind of equipment or make it in a closet. You cannot enclose your panel. It has to be exposed in any case for an emergency so that you can disconnect the breaker, turn off the power, and safely call the fire department or electrician to fix the problem.

    The best thing is that in case you have a breaker box like this, focus the idea that some breakers have dots which they are like protection – more protection for you. So these breakers itself have points that arc fault in case of any kind of arc or any kind of fluctuation of power, these breakers trip. That means there’s no more power, no more danger. You’re free to call an electrician back. In case you have multiple breakers like this, focus the idea that these breakers are reason because you have multiple wiring in the system, and they’re sharing neutral which is more detail later. The idea that you have a sub-panel which is a big breaker, two-prong, that’s because you have additional sub-panel in the house which is closer to your location where you’re going to be kitchen remodel. In case you’re planning to do bathroom remodel, and you have no space in your panel, same thing. Focus the idea that you’re going to have to do sub-panel or upgrade your old fuse box. Thank you.

    Diamond Certified Expert Contributor, Miro Bokaric: Let’s say you have a problem with your electrical in your house. You’re sitting, you’re watching TV, all of a sudden all of the lights are flickering. Your TV is losing power. Your refrigerator doesn’t work. You have a strange flickering in the bathroom. The best thing is to call an electrician, first available, and make sure that you guys do not try to do it by yourself. Focus to the idea that electrical could kill you, could hurt you, or could make more heart problems in case that you get shocked. So the best thing is that since we are electricians, we have testers, we have the equipment so we could physically reach to those enclosed spaces, open the panels, open the meter sockets, and focus the idea that breaker box is live. So we know which part we could test it, which part we could disconnect it, without damaging your equipment in your house.

    In case that the PG&E problem is the wiring outdoor, which is most of the time from the weather and win and like some truck came by and ripped the wires, then definitely still call the electrician, make sure that the electrician is testing the electrical wiring on the main source, which is on the top of the building. And again, focus the idea that you do not try to fix it, neither like try to test this, because those wires could have a big electrical impact and you could get electrocuted yourself, or even kill yourself. So do not do this at home by yourself. Focus with the electrical contractors or experts who knows what exactly could be – could happen in case you disconnect something or correctly – incorrectly remove some wires. In that case, you could maybe electrocute – damage your equipment. That would be the best thing for you to get the electrician on the site, make sure he record everything and try to help you out the best way to do. That’s all. Thank you.

They were approachable and they explained themselves very well about their strengths and what was difficult. I used them for a project that was coordinated with a plumber and they were very flexible, timing-wise, which was good.
