Choosing the right type of primer is a crucial part of any painting project. Applying a coat of primer may seem like a routine step in the painting process, but it’s actually one of the most important and complex aspects involved. There are more than 50 different types of primers available on the market, and each is geared toward a particular kind of material or environmental condition, so it’s important to understand which will be best for your situation before making a decision. Here are a few examples of materials and situations that require specific primers:

Stucco
Previously painted stucco doesn’t provide much in the way of absorption, so it’s important to choose a product that will hang on to the stucco effectively. The preferred product in this situation is masonry primer, which doesn’t require a lot of absorption in order to bind to a surface. Chalk abatement is another good characteristic to look for in a stucco primer—stucco walls become chalky over time, and stucco primers are designed to re-emulsify that chalk, pull it back into the substrate and provide a solid surface on which to paint.

Wood
Unlike stucco, wood requires a primer that will absorb easily and penetrate deeply.

Stained walls
Choose a primer that’s specifically designed to hide water stains or stains left by mold that has previously been removed. These products will also ensure the stains don’t come through the wall once it’s repainted.

Galvanized metal
Using the wrong primer on galvanized metal (especially anything oil-based) will result in a chemical reaction called “saponification,” in which a film builds up between the surface and the paint and, within a year or two, causes the paint to peel off in large strips.

Q: How long will my paint job last?

A: Paint applied to a wood surface will typically last seven to 10 years, while paint applied to a stucco substrate should last 15 years.

Q: Are your crewmembers employees or subcontractors?

A: Everyone who works here is an employee of our company—we’ve never used subcontractors and we never will. Our painters are experienced, knowledgeable and properly trained to identify the right paint product for each situation.

Q: Will you move furniture during my interior painting project?

A: Yes, we’ll move all furniture to the center of the room and cover it with tarps for protection. We’ll also cover the floors with rosin paper (a thick butcher paper that’s taped down to ensure total protection), cover all light fixtures and remove the switch plates in each room. You should never expect to find paint on anything but the surfaces we’re painting.

Q: What is elastomeric paint?

A: Elastomeric paint is a water intrusion product that’s primarily used on stucco and other masonry substrates. It represents an efficient and aesthetically pleasing option if your stucco has a lot of hairline cracks in it. After application, the paint expands up to one-sixteenth of an inch, which virtually erases the cracks and seals and makes the exterior watertight.

Q: Is elastomeric paint a good option for my house?

A: Elastomeric paint can be a great option in the right situation, but it’s more expensive to apply than most paint materials, so make sure you consult with a painting contractor before making a final decision. It covers about 120 square feet per gallon, whereas regular paint covers about 350 square feet per gallon, so if you apply it correctly, you’ll use almost three times as much as regular paint.

Q: Should I paint the exterior of my house during the winter?

A: That depends on a variety of factors. If the moisture level of wood substrates is below 12 percent in the winter (which is actually quite common in California), it’s safe to paint the outside of your house. Temperature is also an issue to consider. Sometimes during the heat of summer, the substrate will actually be too hot to paint because the paint dries faster than it absorbs. In that case, winter is the best time to paint your house. In fact, if you live in a coastal region like Pacifica or Daly City, it’s actually preferable to paint during the winter because there’s less chance of fog coming in and getting moisture in or behind the paint.

Dan Ford: Adding a New Coat

FOSTER CITY – Dan Ford has been a member of the Silicon Valley community for many years, but before he was painting local homes and commercial properties, he was immersed in an industry more closely associated with the region’s namesake. “I was in software sales for 13 years and actually rose to the rank of senior account manager at IBM,” he recounts. “One day I just decided I didn’t want to do it anymore, and that I wanted to work for myself instead.”

Rather than start from scratch in an entirely new industry, Dan decided to fall back on one with which he had previous experience: painting. “It may sound like a radical change, but for me it was a very synergistic transition,” he says. “I worked in the painting business during my college years, so I was familiar with the trade, but I also learned a lot about customer service in my sales career.” In 2004, Dan founded CertaPro Painters of Silicon Valley; in 2018, his company merged with CertaPro Painters of the Peninsula to form CertaPro Painters of the Peninsula & South Bay.

When asked his favorite part of his job, Dan says it’s interacting with customers. “I spend a lot of time meeting with potential clients, which is something I really enjoy. Some people are surprised to be meeting directly with the company owner rather than a sales representative, but it’s an approach that enables me to form relationships with my clients from the get-go.”

Originally from St. Louis, Missouri, Dan first came to the Bay Area on a trip to visit his brother, and he liked it so much that he never left. Twenty-one years later, he continues to appreciate the many benefits of living and working in Northern California. “People complain about how expensive it is to live and do business here, but there are two sides to the coin,” he says. “There are definitely a lot of expenses, but there are also a lot of opportunities in the Bay Area that aren’t available elsewhere.”

When he’s not working, Dan can often be found enjoying the outdoors with his wife, Anamaria, and their three-year-old daughter, Gabriella. “We like to take advantage of the many outdoor opportunities this area affords, whether going for hikes or mountain biking,” he says.

In his career, Dan says the key to success lies in building a good reputation. “At the end of the day, the ability to grow your business within the community you serve is built around one thing: your reputation. There are numerous aspects that go into building your reputation, starting with how you treat your clients and extending to the quality of workmanship you provide.”

When asked the first thing he’d do if he could retire tomorrow, Dan says he’d invest more time into his family and his community. “In addition to being more involved at my daughter’s school, I’d want to do some volunteer work in the area. Like most people, my schedule is spread pretty thin, but if I had more free time, I’d put some of it toward doing things that benefit others.”

  • Repairing Stucco with Elastomeric Products

    FOSTER CITY — A typical issue with stucco homes (which are common in the Bay Area) is the formation of exterior cracks. Over time, a stucco home’s exterior can develop hundreds of cracks, ranging from simple hairline fractures to large patches of missing stucco. These fractures aren’t just unsightly—if left unrepaired, they can act as water penetration points and cause problems like dry rot. For this reason, it’s important to take preventative measures by repairing any damaged stucco with an elastomeric product.

    The best way to repair minor stucco cracks is with elastomeric paint. This product is basically a thick finishing paint that contains twice the amount of resin found in more conventional products. When applied over a cracked stucco surface, the elastomeric paint penetrates and seals small cracks and hairline fractures, which neutralizes the threat of water penetration.

    While elastomeric paint can be effective in sealing up minor cracks, larger issues such as missing patches of stucco require a more substantial solution. To deal with these, use an elastomeric patching compound to fill in and seal them.

    FOSTER CITY — Host, Sarah Rutan: If you’re planning on repainting your stucco home, you’ll want to be sure to seal any cracks on its surface. Today we’re in Foster City with Diamond Certified Expert Contributor, Dan Ford of CertaPro Painters of the Peninsula & South Bay to learn more.

    Diamond Certified Expert Contributor, Dan Ford: So a common problem in stucco homes and stucco substrates are of course, cracks. There are two types of cracks, you have hairline fractures and you have larger cracks where sometimes the actual stucco is missing. Either way, both are water penetration points and both are areas that need to be prepared correctly before your house is painted.

    The hairline fractures, the best solution is an elastomeric paint. Basically an elastomeric paint is a really thick spreading paint that can cover over a hairline fracture and seal that fracture up from water penetration points. The other type of fracture is a larger fracture, not a hairline but an actual fracture where stucco goes missing. A solution for dealing up that fracture is an elastomeric patching compound where its actually not a paint but you actually use a compound to fill in the crack and seal it up.

    So, if you have fractures in your stucco, the best solution is to use an elastomeric patching and/or paint compound to seal that fracture up from water penetration points and get your house prepared to be painted.
