Sam LaPlaca: Virtuous Properties

SAN JOSE — While Sam LaPlaca began his career in the tech industry, it would gradually prove to be a catalyst for another career altogether. “I was working as a computer programmer for Stuart Title, doing title insurance and working on their escrow software, and that actually piqued my interest in real estate,” he explains. “From there, I obtained my real estate license and started buying and selling investment properties, which led me further into the property management business.”

Today, as property manager at CM Property Management Inc., Sam says he appreciates the opportunity to work with property owners and tenants alike. “We’re hired by property owners to handle the ongoing management of their rental properties, so it’s very gratifying to be entrusted with overseeing someone’s valuable asset. I also enjoy maintaining good relationships with our tenants and making sure their needs are being met.”

Originally from Southern California, Sam currently resides in San Jose, which he regards as an ideal location for his active family, which includes his wife, Nivea, and their three children. “One of the nice things about being in the San Jose area is the wealth of outdoor activities that are available,” he says. “We do everything from archery and disc golf to hiking at Rancho San Antonio County Park and hanging out at Panther Beach in Santa Cruz.”

In regard to his life and career, Sam espouses the importance of operating with integrity. “I think it’s crucial to do the best job you can, which means not only striving for continuous improvement, but also being honest and doing right by others.”

When asked the first thing he’d do if he could retire tomorrow, Sam says he’d pursue a more “hands-on” aspect of the real estate industry. “I would probably start buying properties and fixing them up to make them the highest-performing assets they could be. It may sound like a lot of work, but for me, it would be more of a hobby because I enjoy working with my hands and building things.”

    Diamond Certified Expert Contributor, Sam LaPlaca: Preventative maintenance is very important on any investment property. There’s the physical preventative maintenance, things like keeping your rain gutters clean so they don’t back up and cause damage to the roof. Keeping trees trimmed, off the building or off the roof so that doesn’t advance the deterioration of any of the roof or the property.

    I’m going to talk today about the non-physical aspects, such as pre-qualifying a tenant and the lease agreement. So, one thing if you’re going to offer your house to rent to somebody and they’re going to take, you know, possessory right and move in, you want to make sure that they’re qualified. So, look at the fact that they have at least three times the amount of rent as income, good credit history, and good rental history background. And verify all those with documentation.

    And also have a very comprehensive rental agreement that’s going to cover all aspects of their tenancy, not only who’s living there and how much rent they’re going to pay, but also the things they need to do to be a good tenant, such as report any maintenance issues right away. If there’s any other concerns about cleanliness or things that could cause problems on the property, you got to make sure that those are all taken care of.

    So, you need to go over the lease in great detail with the tenant when they move in so all those expectations are laid out in a very clear fashion.

Andrea Vernerova: A Lasting Impact

SAN JOSE — After several years as a real estate agent, Andrea Vernerova realized she could have a more lasting impact as a property manager. “I got into real estate because I liked the idea of helping people achieve their goals of homeownership,” she recounts. “During my time as a real estate agent, I met a lot of people who managed properties. Property management was very attractive to me because, unlike real estate, you don’t just help a client one time and say goodbye—you’re able to continue helping them on a long-term basis. Eventually, I decided to trade my career as a real estate sales agent for one as a property manager.”

Ten years after becoming a property manager, Andrea joined CM Property Management Inc., where she shares management responsibilities with co-owners Mark Katz and Sam LaPlaca. “Mark started the business a couple of years before Sam and I joined,” she clarifies. “Together, we had a goal to grow the business, and our business model must be working because it has been growing faster than we even thought possible. Our model is simple: We aim to provide better service than our competitors by focusing on our relationships with owners and tenants.”

Originally from the Czech Republic, Andrea initially came to the United States with plans for a year-long stay, but she liked it so much that she never left. Today, as a resident of San Jose, she says she enjoys the dynamic character of Bay Area life. “I love living in close proximity to so many different experiences. On any given day, I can be hiking at a nearby park, perusing an art gallery, wine tasting in the Napa Valley, or energizing on the beach in Santa Cruz.”

In regard to her professional career, Andrea says she’s acquired a newfound perspective since stepping into her clients’ shoes. “In recent years, I’ve become a property owner myself, which has given me a greater appreciation for what property managers do. As a property owner, you need someone who will protect your investment, take care of your tenants and pay attention to the finer details of day-to-day management. It makes my job all the more rewarding to see things from the client’s point of view.”

When asked the first thing she’d do if she were to retire tomorrow, Andrea says she’d slow down. “As a professional woman, life can be crazy, so, if I retired tomorrow, I would take some time to rest and relax. I’d spend more time doing things I enjoy and being with people I care about. Most of all, I would just try to enjoy every moment.”

    SAN JOSE — A property manager has several responsibilities, both during and between tenancies. Here are just a few of them:

    Prepare the rental property. When a rental property becomes vacant, the property manager oversees preparations for the next tenants. Besides dealing with any needed cleanup or repairs, the property manager takes steps to mitigate liability by verifying compliance with legally mandated safety requirements, such as current smoke and carbon monoxide detectors.

    Address tenant needs. A property manager serves as the tenant’s point of contact for any needs or problems that arise during their tenancy. For example, if there’s a plumbing emergency or electrical outage, the property manager makes sure the problem gets addressed in a timely manner. The property manager will also step in to address disputes between neighbors and other problems.

    Communicate with the owner. Most property owners want to be kept in the loop about their rental properties. A property manager does this by communicating any new developments (such as a tenant moving out), as well as things like maintenance needs.

SAN JOSE — After 18 years as a property manager, Mark Katz looks back on his introduction to the business. “I used to be in finance, marketing and operations,” he recounts. “In 2000, I had an opportunity to get into property management, so I took it. What I really liked about being a property manager was the variety—you’re presented with a new challenge every day, so it never gets boring.”

In 2010, Mark decided to strike out on his own and founded CM Property Management Inc. “I wanted to have a property management company that focused on developing relationships with property owners, as opposed to being just numbers-driven,” he explains. “As far as I’m concerned, it’s all about quality of service, not quantity of properties, which is why I created the tagline, ‘Service makes the difference.’” After four years of running the company on his own, Mark brought on Sam LaPlaca and Andrea Vernerova, with whom he now shares management responsibilities.

As a property manager, Mark makes a point of fostering relationships with property owners and tenants alike. “A lot of property management companies focus on taking care of owners, but I think it’s equally important to address the tenants’ needs. I’ve found if you take care of a tenant and show them respect, they’re going to take better care of the property, which ends up benefitting the owner as well. Basically, it’s a real win-win.”

A resident of Los Gatos (where he lives with his wife, Cindy), Mark spends his free time on a variety of pastimes. “Owning a property management company is a 24-hour job, so I don’t get a lot of free time, but when I do, I enjoy outdoor activities like hiking,” he says. “I also play in a softball league and enjoy traveling to new places with my wife.”

When asked the first thing he’d do if he were to retire tomorrow, Mark says he’d expand his traveling horizons. “I have a bucket list of places I want to see, like Antarctica. I also want to see the Northern Lights and take a tour of Europe to see all the old castles.”

Mark and Sam do an excellent job managing the properties. I have them taking care of several properties. I enjoy the monthly reports that they email me. I like that they have subcontractors come to the properties to maintain them and do the upkeep.

They're very good. They have done a good job managing the rental that I have. They've been good about informing the renter when the building will be doing things like fire alarm testing. They have good communication, especially with making the renter aware of things.

I originally interviewed two different property managers, and I chose to use CM Property Management, because they had another rental in the same complex.

I've already told some people about how good a job they do. They are marvelous. I would like other people to have the opportunity to receive good care.

They take over and do it, and when they want info, they get it from me. If I have questions, they answer them. They are a very responsive group. I have no idea how to manage a property like that and they do, and they share that knowledge with me.
