Comparative Summary

With numerous qualified real estate agents in a given community, picking one based on industry experience seems like a good place to start…which sounds fine to Howard Bloom of Intero Real Estate Services. “I definitely have an edge in terms of longevity and experience,” he says. “The average realtor sells about two or three homes a year, and I’ve sold almost 1,700 over the course of my career. I like to think of myself as an outstanding negotiator.”

Since 1985, Howard Bloom has been helping Santa Clara County residents find, buy, sell and rent homes, from condominiums and townhomes to single family houses and small investment properties. He takes pride in having an excellent working and personal relationship with each of his clients, even to the point of preventing an otherwise done deal. “I’m very upfront in telling my clients what I think about a property,” he explains. “I really believe in serving their interests first, so if a deal isn’t great or the property isn’t right for them, I’ll let them know. There’s a certain amount of integrity gained when you assist a client with a correct decision.”

In addition to his regular duties as a real estate agent, Mr. Bloom is designated as both a Seniors Real Estate Specialist and a Certified Luxury Home Marketing Specialist (CLHMS), further testament to his industry expertise and client dedication. “The Seniors Real Estate Specialist designation is from the National Association of Realtors,” he explains. “It indicates I’ve received specialized, intensive training to fill the needs of the senior community.” Some of that training allows Mr. Bloom to understand and be sensitive to senior issues–planning or otherwise–and the rest provides him with focused knowledge about senior housing, a segment of the community that often requires special attention and handling.

“The Luxury Home Marketing Specialist certification is provided by the Institute for Luxury Home Marketing,” he continues. “Selling luxury homes is a whole different ballgame, particularly in regards to marketing them.” The CLHMS designation is recognized as a high mark of accomplishment in luxury markets around the world–another area for which Mr. Bloom has specialized education that only a small segment of real estate agents have received, he says.

Experience and expert training are obviously a crucial aspect to Mr. Bloom’s success, but he attributes the bulk of his real estate accomplishments to the relationships he shares with his clients. Even after the deals are closed, the partnerships often continue for years to come. “I try and stay in contact with my clients on a regular basis,” he says. “I’ll provide them with ongoing information and speak with them at least a few times a year. They’re such a huge part of my business, so it’s really rewarding to stay in touch with them.”

Frequently Asked Questions

Q: How do I select the right real estate agent?

A: Start by asking family and friends if they can recommend an agent. Compile a list of several agents and talk to each before choosing one. Look for an agent who listens well and understands your needs, and whose judgment you trust. The ideal agent knows the local area well and has resources and contacts to help you in your search. Overall, you want to choose an agent who makes you feel comfortable and can provide all the knowledge and services you need.

Q: How do I know if I’m ready to buy a home?

A: You can start by asking yourself some basic questions. If your answer is yes, you’re probably ready: • Do I have a steady source of income? Have I been employed on a regular basis for the last 2-3years? Is my current income reliable • Do I have a good record of paying my bills? • Do I have few or no outstanding long-term debts, like car payments? • Do I have money saved for a down payment? • Do I have the ability to pay a mortgage plus additional costs every month?

Q: Once I decide to buy a home, how do I begin the process?

A: Start by thinking about your situation. Why do you want to own a home? How much can you afford in a monthly mortgage payment? How much space do you need? After you answer these questions, make a “To Do” list and start doing casual research. Talk to friends and family, drive through neighborhoods, search for new listings on search engines like Yahoo and Google, and look in the “Homes” or “Real Estate” section of the newspaper.

Q: What questions should I ask when I start looking at homes?

A: Many of your questions should focus on potential problems and maintenance issues. Does anything need to be replaced? What things require ongoing maintenance (paint, roof, HVAC, appliances, carpet)? Also, ask about the house and neighborhood, focusing on quality of life issues. Be sure the answers you get from the seller or real estate agent are clear and complete. Ask questions until you understand all the information they’ve given you. Making a list of questions ahead of time will help you organize your thoughts and arrange all of the information you receive.

Q: Are there special mortgages for first time homebuyers?

A: Yes. Lenders now offer several affordable mortgage options, which can help first time homebuyers overcome obstacles that made purchasing a home difficult in the past. Lenders may now be able to help borrowers who don’t have a lot of money saved for the down payment and closing costs, have no or poor credit history, have quite a bit of long-term debt, or have experienced income irregularities.

Q: What’s an escrow account? Do I need one?

A: Established by your lender, an escrow account is a place to set aside a portion of your monthly mortgage payment to cover annual charges for homeowner’s insurance, mortgage insurance (if applicable), and property taxes. Escrow accounts are a good idea because they assure money will always be available for these payments. If you use an escrow account to pay property tax or homeowner’s insurance, make sure you’re not penalized for late payments—that’s the lender’s responsibility.

Howard Bloom: Still Having Fun

By James Florence, Diamond Certified Reporter

LOS ALTOS — When asked what inspired him to get into real estate, Howard Bloom says it was more fun than his day job. “Before I was a real estate agent, I worked as a hospital administrator. In 1982, I started buying and reselling government-repossessed properties. Pretty soon, I was buying two or three properties a year. Eventually, I decided real estate was more fun than being in meetings all day. Plus, I was using a lot of the same skills I used at my job: dealing with people, solving problems and negotiating contracts. In 1985, I began doing real estate full-time and have been at it ever since.”

Today, after more than 30 years in real estate, Howard is still having fun. “I enjoy every aspect of my job, from taking a fixer-upper and making it presentable to negotiating great outcomes for my clients. Plus, at this point in my career, much of my business is repeat and referral-based, so I enjoy maintaining those long-term connections and seeing how people have grown over the years.”

A resident of Los Altos (where he lives with his wife, Diane), Howard spends his time outside of work on a variety of pastimes. “I work 60 to 70 hours a week, but I still make time for a few interests and hobbies. I enjoy eating at good restaurants, going whitewater rafting and going to San Jose Sharks games—I’m an original season ticket holder.”

When asked about a professional philosophy, Howard says it’s all about delivering results. “Talk is cheap—a realtor needs to deliver the results they promise to their clients. That’s why I offer a satisfaction guarantee that allows each client to terminate their contract at any time if they’re unhappy with my services. However, I don’t worry about it, because after all these years, I’ve never had anyone take me up on it!”

When asked what his future retirement might look like, Howard says he hasn’t given it much thought. “I enjoy my job—it’s a good life, so I’m in no hurry to retire. Plus, I’m much better at real estate than I am at golf! At this point, I’m 33 years in, and my goal is to make it to 50 years in the business.”

Ask Me Anything!

Q: If you could instantly pick up a new skill, what would it be?
A: The ability to cook.

Q: What’s your favorite local restaurant?
A: Evvia Estiatorio in Palo Alto.

Q: What’s your all-time favorite TV show?
A: “Seinfeld.”

Q: Which “Seinfeld” character do you relate to most?
A: George.

Q: What’s your favorite holiday?
A: Thanksgiving. It’s a time to reflect on gratitude for what we have and consider those less fortunate than ourselves.

  • Avoiding Capital Gains Tax in Real Estate

LOS ALTOS — In California, selling a home or investment property can have a dramatic impact on your tax liability. That’s why, before moving ahead with your property sale, it’s prudent to consult with an accountant or financial planner. In addition to calculating what you might owe in capital gains, they can present options for minimizing your tax liability.

If you’re selling an investment property, one option to consider is a 1031 exchange. This tax loophole allows property owners to defer capital gains on their sale as long as the proceeds are used to purchase another property within a set time frame. If you choose to go this route, keep in mind that once you close escrow, you’ll be on the clock and have limited time to act.

If you’re selling your home and of qualifying age, consider taking advantage of the recently enacted Proposition 19, which allows homeowners aged 55+ to transfer the property tax assessment of their current home to their new one. Previously, you could only do this once and only in a few participating counties; now, you can do it up to three times and move anywhere in California. Even if you buy a more expensive home, you’ll only pay additional taxes on the difference in value between your prior home and your new one.

  • Choosing a Quality Real Estate Agent

LOS ALTOS — If you’re looking to buy a home, one of the first things you should do is choose an agent to represent you. However, just any agent won’t do—to ensure a successful outcome, you’ll need to choose a quality one. To guide you in your choice, consider these attributes of a quality agent:

    Reputability

A quality agent’s reputation will speak for itself. Perform an online search for agents who work in your area and look at their reviews. Focus on agents with four- or five-star reviews, and read the reviews in detail. Look for consistent patterns in what their clients say about them. Additionally, see if the agent has affiliations with consumer resources and agencies like the Diamond Certified Resource.

    Knowledge

Choose an agent who has a strong knowledge of both their industry and the area in which they work. An agent’s understanding of the local housing market and its prices and trends will help you get the best possible deal.

    Values

Make sure the agent’s values align with yours. You don’t want an agent who will try to sell you the first house you see. A quality agent will take the time to ensure you get a house that meets your needs and expectations. That’s because quality agents aren’t in it for the short-term profits; rather, they want to establish long-term relationships with their clients.

You might be surprised to learn there’s no cost difference between hiring a quality agent and hiring a bad one. Why? Because the seller’s agent pays the buyer’s agent’s commission. So, since it doesn’t cost you any more to have the best, do yourself a favor and don’t settle for anything less.

Expert video tip
  • Video: How to Find a Quality Real Estate Agent

    Complete Video Transcription

LOS ALTOS — Host, Sarah Rutan: When it comes to buying a home, a quality real estate agent can make all the difference in securing a successful outcome. Today we’re in Los Altos with Diamond Certified Expert Contributor Howard Bloom of Intero Real Estate to learn what to look for.

Diamond Certified Expert Contributor, Howard Bloom: So, you want to buy a home. Well, hopefully I’m going to be able to give you some insight into some important things to consider when you’re looking to purchase. The number one most important decision is choosing the right agent to represent you. You want an agent who is highly experienced, who knows the ins and outs of your neighborhood that you’re looking. The difference between hiring the best and hiring the worst is zero, because the seller’s agent pays the commission. It doesn’t cost you any more to have the best and you shouldn’t settle for anything less than the best.

So, where do you find these agents? I love Diamond Certified. They require their participants to submit a list every six months of all their clients. Diamond Certified then does a random sampling interviewing, and if they score high enough the participants are able to continue. I also love sites that provide the reviews. Look for the agents that are working in your area, that have four-star, five-star review, read the reviews in detail. You are going to see a lot of consistent patterns about what people say. So, you want to make sure the agent knows the area where you’re looking, that they sell a lot of houses there, they understand the pricing, they understand the trends. If they understand all those things, they’re going to be able to get you a better deal.

Make sure the agent’s values align with yours. Do they put your interest as number one? You don’t want an agent who is like going to want to just sell you the first house and get it done, get paid, move on. Quality agents, they want to establish long-term relationships with their clients and they want you to be a raving fan and to tell all your friends what a great job that they did for you.

He sold my townhouse for more than the asking price and he was able to secure the purchase of my new home for less than the asking price. As a matter of fact, the house that I bought appraised for more than I purchased it for.

He is conscientious, open and friendly. He and his assistant stay on top of all of the details. It could not have been a better experience.
