When it comes to ensuring a long-lasting exterior paint job, the two biggest factors are quality and attention to detail. Exterior paint bears the brunt of weathering and protects your home from sunlight, cold winters, salty sea air, pounding rain, and harsh winds. But being the first line of defense comes at a cost, specifically in the form of fading, chipping, peeling and cracking. “Bay Area homes can become very weathered because of the local weather patterns,” says Daniel Morra, CEO of Innovation Painting Plus in San Mateo. “Each side of a home is exposed differently to the environment. For example, the paint on the south face won’t last as long as the paint on the north face because the sun hits the south face more directly. Also, homes with trees surrounding them may have longer lasting paint jobs because trees protect paint from the elements.”

So, is it possible to keep your exterior paint looking newer for longer? Mr. Morra says yes. “It all comes down to good preparation, top-quality materials, skilled application and extra coats of paint. Your painting contractor should start by carefully removing any chipping or peeling paint before pressure washing the surface of the home. Any damage should be repaired before new paint is applied.”

If your home faces specific elements or damaging factors, your painting contractor may suggest protection for those particular problems. “There are additives you can put in paints to customize them for certain areas so they last longer,” explains Mr. Morra. “For example, if you live in an area with a lot of mold, there’s a paint additive that will help protect the surface.”

The quality of the paint also matters, but what about paint companies that claim their products last 20 or 30 years? Mr. Morra says this isn’t a reality for exterior paint jobs in the Bay Area. “A good exterior paint job in this area should last five to seven years. The longevity of a paint job for homes by the ocean isn’t the same as homes in the mountains where it’s very dry, so your results will vary depending on the microclimate in which you live and the quality of your preparation and application.”

A: Every job is different, but we’ll be able to give you an estimate after we determine how much time it will take to complete each phase of your project.

Q: Will the same painters work on my job every day?

A: Yes, the same people who work on your project the first day will stay until it’s completed.

Q: What brands of paint do you use?

A: We prefer to use top-of-the-line brands like Benjamin Moore and Sherwin-Williams because we trust their quality. We don’t use paint brands that we don’t have experience with because we want to achieve the best possible outcome on every project.

Q: Can you help me pick the right colors for my painting project?

A: Yes, and we’ll also bring paint samples to your home so you can see how certain colors look in context.

Q: How long will my exterior paint job last?

A: Your paint job should last five to seven years, depending on the weather. Every face of your house is exposed to the environment in a different way. For example, the paint on the south face of your house won’t last as long as the paint on the north face because of sun exposure.

Q: Is there anything I can do to make my paint last longer?

A: There are additives you can put in paint to make it last longer. For example, if you live in an area with a lot of mold, you can use an additive in your paint before applying it to protect the surface. Using an extra coat or two will also help the paint last longer.

Q: What’s the easiest type of paint to keep clean?

A: Semi-gloss paint is the easiest to keep clean because you can just use warm water and a mild detergent to wipe off dirt. You should never use chemicals to clean a painted surface because they can remove the sheen, which will cause the paint to fade more quickly.

Q: Is it OK to paint over wallpaper?

A: We don’t recommend painting over wallpaper, but we’ll do it if you want. However, we’ll explain the downsides of doing it so you understand the nature of the job. If you decide to go through with it, we’ll use an oil-based primer on the wallpaper and then paint over it.

Q: Can I use a scrub brush on my exterior paint or should I use a hose?

A: It depends on why you’re washing your home. If you just want to remove dust, a hose is fine, but if your house is extremely dirty, it may require other tools in order to clean. We can advise you on the best way to clean your home and protect your existing paint.

Q: Do I need to keep my windows open when you’re painting inside to air out the fumes?

A: Most modern paint products are water-based, so they don’t have much of a smell. If you have children, pets or pregnant family members, we recommend opening the windows just to be extra safe, but the smell isn’t dangerous and will dissipate quickly when the paint is dry. Also, there are low- and zero-VOC paint products available that have very minimal odors.

Daniel Morra: Before and After

SAN MATEO — Long before he was painting professionally, Daniel Morra had little interest in the trade—or any other, for that matter. “After high school, a couple of general contractors I knew offered to get me involved in the construction business, but it didn’t really appeal to me,” he remembers. However, after helping a friend with a painting project, Daniel caught a glimpse of what would later develop into a successful livelihood. “Everything changed for me in 1999, when I helped my friend paint his new house. I realized that house painting was something I could make a living at and actually enjoy doing as well. I decided to start painting houses on my own, and eventually I took on some employees and became a corporation.”

Today, as president of Innovation Painting Plus, Daniel says he still enjoys the before-and-after transformation that his everyday work entails. “Sometimes we’ll get to work on an old Victorian house that hasn’t been cared for in a long time, and after we’re finished, it makes a huge impact. Seeing the effects of my work keeps me excited and makes me feel good about what I do.”

Born in Argentina to native Italian parents, Daniel came to the United States as a teenager—a transition he describes as hard but manageable. “It wasn’t easy for me, but it was even tougher for my parents, who had difficulty adapting to the language.” Today, as a resident of San Mateo (where he lives with his wife, Angie), Daniel expresses his appreciation for the people of the Bay Area. “I love the people, the way they think and the fact that they come from all different parts of the world. The sheer diversity is pretty extraordinary, especially in San Francisco. It’s not something you see in most other places.”

In keeping with his love of diversity, Daniel devotes as much time as possible outside of work to travel. “Traveling is a big part of my life,” he affirms. “I love seeing different places and meeting different people, both in the U.S. and abroad.” Daniel also enjoys personal hobbies like collecting vintage toys, watching soccer and rugby, and playing with his mini rat terrier, Pine. “From a distance, she looks like a Chihuahua, but she has a different personality than most dogs her size. For instance, she’s a hunter.” In addition to hanging out with his canine cohort, Daniel takes time to keep up with his son, Frederico, who is currently attending college.

In his life and career, Daniel espouses the importance of showing respect for his clientele. “People can tell the difference between a painter who cares and one who doesn’t,” he says. “That’s why I train my employees to treat each house they work on as if it was their own. When you take care of the client’s house and treat it with respect, the client will notice.”

When asked the first thing he’d do if he were to retire tomorrow, Daniel says he’d allot more time to his favorite activity. “I would definitely do a lot more traveling. There are still plenty of places I’d like to see, including Tahiti and the Holy Land.”
