Mr. Zeevi says using non-Green products doesn’t just affect the environment—it can also affect the health of everyone who lives in the home. “Spray foam insulation is a popular product, but I don’t like using it because it brings chemicals inside. Styrofoam boards are a good compromise. Since they’re pre-sprayed and cut, most of the chemical vapors are already dissipated before they go into the home.”

Even seemingly minor contractor practices can impact a project’s eco-friendliness, such as the materials used for floor protection. “All the plastic used to cover furniture and floors should be recyclable and placed into specific bags after the job is done,” says Mr. Zeevi. “Even your contract can be Green if the company does everything digitally to avoid unnecessary paper waste.”

A: The price of your job will depend on the size and scope of the work. Regardless, there won’t be any surprises as far as cost is concerned—you’ll pay whatever is in your initial contract.

Q: Can you give me a better price?
A: Unfortunately, we don’t give discounts. We know we’re not the least expensive company out there, but we believe our pricing is competitive considering the quality of work we provide. We never cut corners or use low-grade materials, so you can be sure you’re getting the maximum value for your money.

Q: How soon can you start my project?
A: Some HVAC companies book jobs three or four weeks in advance, but we don’t like to leave our clients waiting, so we’ll start your project within five business days of when we provide the initial estimate.

Q: Do I need to prepare my house before you start working?
A: Not unless it’s a wall insulation project, which can get messy. Even then, we’ll handle most of the preparation for you by covering the floor and furniture and vacuuming when we’re finished.

Lior Zeevi: East to West

SAN JOSE — After starting his HVAC career on the East Coast, Lior Zeevi decided to pack up and head west. “I began my HVAC career in 2003 while I was living in Miami, Florida,” he recounts. “What drew me to the industry was an interest in the science of HVAC, particularly air conditioning. Pretty much everyone has air conditioning in Florida, so there was plenty of work, and I ended up opening my own HVAC company. In 2012, I sold that business and moved to the Bay Area, where I started a new company.”

As he became more familiar with his new environment, Lior noticed some new opportunities to expand his professional repertoire. “I discovered that a lot of homes in the Bay Area have asbestos in the ducting,” he explains. “That got me interested in the field of asbestos removal, and I ended up becoming licensed to provide that service to my customers. Additionally, I found there was a lot more opportunity for upgrading insulation in the Bay Area, as it is rarely done in Miami. So, I became licensed for doing that as well.”

Today, as owner of HVAC & Insulation Gurus, Lior says his favorite part of his job is making his clients’ homes more energy efficient. “By replacing insulation and installing new heating and cooling systems, we help our customers save a lot of money over the long term. So, besides the satisfaction of doing a good job, it feels good to know I’m making a positive impact on people’s lives.”

A resident of San Jose (where he lives with his wife, Lee, and their two young children), Lior spends his time outside of work on a variety of active pastimes. “I enjoy outdoor activities like camping, off-roading with ATVs, boating and jet skiing,” he says. “Our kids are still very young, so it has been fun to introduce them to these new things. Of course, sometimes I like to just stay home and relax.”

When asked the first thing he’d do if he were to retire tomorrow, Lior says he’d see the world. “I would take four or five months and just travel. There are lots of places I want to see, like Thailand and Australia, so it would be a great opportunity to do that.”

  • Air Conditioning System Maintenance

    SAN JOSE — When properly installed, a home air conditioning system should last for at least 20 years. However, in order for the system to reach its expected lifespan, ongoing maintenance must be observed. In addition to prolonging the system’s operating lifespan, maintenance will help prevent problems and sustain energy-efficient performance. Consider the following maintenance steps:

    1. Clean out the condensate drain line on a regular basis. This small, plastic pipe conveys condensation created by the air conditioning unit to the outside of the home. Typically, a condensate drain line has an access point that’s located near the unit. Find the access point and pour half a cup of bleach down into the line. This will clean the drain line and prevent clogs or bad odors caused by mold/mildew buildup.

    2. Every couple of years, have your air conditioner’s freon level checked by a professional. When freon gets low, the system’s compressor must work harder, which wastes energy.

    3. Every two to three years, wash the condenser coils in your air conditioning unit. Since condenser coils work more efficiently when they’re clean, this step can help you save on your electricity bills.

    SAN JOSE — Lior Zeevi: So, I wanted to talk today about the maintenance of your system. The most important thing that we want to keep the system working for as much as we can. A good HVAC system that was installed correctly is going to work at least 20 years – should work 20 years. One of the reasons for this system to keep working with no issues is the maintenance. If we are to do the right maintenance – replacing the filters, pour half a cup of bleach into the drain once a year – going to make the system work way better, way more efficient, and we are going to have clean air in the house. But in every system, you got a PVC pipe going out. So, if it’s in the garage, it’s the most easiest for you. Just go with a cup of bleach, half a cup of bleach, drop it in. It’s going to clean the drainage. You’re not going to have any clogged pipings, you’re not going to have any issues with that, any bad smell going back to your system.

    If the freon level is a little bit low, this means your compressor work a little bit harder. It’s good every two to three years to wash the coils. Do a little bit of a coil wash, going to make sure that all the air is going to go through the coil very easily, you are going to pay way less electricity.

Call them first. The other ones that came out said it was the heater and it needed to be replaced, but it turned out it was the thermostat that wasn't triggering the heater. He really troubleshot the problem, figured it out and fixed it right away.

They were quick, a one-day turnaround even with COVID. He came out with his booties and mask on and explained everything that he was doing.

I appreciated that when they were here, the crew came up and introduced themselves one by one and it is usually a stranger who works in the house and the person does not introduce themselves. They were polite and great. I have recommended them.

I don't expect this every time, but the agent who set everything up had extra materials and he ended up just putting it on the wall in the attic as a favor.
