Unfortunately, many new homebuyers tend to take this for granted and devote the bulk of their attention to interior remodeling. Simply put, the exterior of a home is one of its most crucial aspects—from the roof to the foundation, the condition of the exterior determines how well-protected the interior will be from the harmful effects of weather.
One reason homebuyers are apt to disregard a house’s exterior is because they assume a cursory assessment of its outward appearance confirms the health of its condition. However, the effects of siding damage often take place beneath the surface, most often in the form of water damage or dry rot. Such problems can easily elude the untrained eye, giving homeowners a falsely positive impression of the exterior’s condition.
Since the interior of a home tends to receive the most attention, that’s where most of the money goes. However, homeowners should keep in mind that no matter how much money they spend on an interior, it’s principally a cosmetic investment. Peter Katsafouros, owner of IRC All Siding in San Francisco, puts this into perspective: “Your kitchen will look great if you spend $500,000 remodeling it, but if your house’s exterior is falling apart and the walls are rotting out, having a gorgeous kitchen doesn’t mean very much.”
A big part of the problem is that many homeowners don’t want to spend the extra money to hire a professional to inspect a home’s exterior, even if it’s for a relatively low price. If you’re a first-time buyer, it’s a better idea to spend a few hundred dollars on an inspection and ultimately walk away from the house than it is to purchase a home that, unbeknownst to you, needs $50,000 worth of siding repair. “If you’re thinking about buying a house, don’t skimp on the inspections,” says Mr. Katsafouros. “It’s a pretty small investment to ensure you know exactly what you’re buying. Repairing a damaged exterior could cost you up to $100,000, depending on the size of the home, so it’s definitely worth $200 to get a professional inspection.”

Q: Why are your services more expensive than those of other companies?

A: You have to compare apples to apples—if other contractors offer the same services but at lower prices, it’s very likely that they’ll cut corners and abide by minimum standards of workmanship. If you aren’t aware of what it takes to complete a siding project, you’re going to think you’re getting a better deal, but you’ll eventually encounter expensive problems.

Q: What are some of the most common problems with exterior siding?

A: The biggest problems we see are inferior materials and poor installations. The main issue is that some contractors only adhere to the minimum industry standards. In areas with dry climates like Arizona, the minimum is probably enough, but the Bay Area gets a decent amount of rainfall, so doing the bare minimum will eventually create problems. If your house has wood siding but has two or more stories or doesn’t have a large overhang, you’re almost guaranteed to have problems if the work was only done to minimum standards. You have to go above the minimum if you want your home’s exterior to last.

Q: I’m considering buying a house that may have siding issues. Will you come perform a free estimate?

A: We typically only do free estimates for homeowners, not prospective homebuyers. In most cases, we’ve found that prospective buyers are more interested in finding ways to reduce the selling price than having the repairs done.

Q: Can you fix my downstairs window if it’s leaking?

A: A lot of homeowners call us during the rainy season to fix leaky windows, especially if they have two-story homes. The first thing we ask is if there’s another window located right above the leaky one. If the answer is yes, it usually means the upper window wasn’t flashed right and allows water to run down the wall to the first-story window. To solve this problem, the window needs to be properly re-flashed. Sometimes, this simply requires a new pan, but if it’s a low-quality window, the whole thing needs to be replaced. Once the leaking starts, window replacement is really the only permanent solution to the problem.

Peter Katsafouros: An Exterior Livelihood

DALY CITY — Going into college, Peter Katsafouros had plans to become an architect, but he soon found himself being drawn toward a more exterior livelihood. “Despite majoring in architecture, I was more of a builder than an artist at heart—more interested in physically putting houses together than designing them,” he says. “I ended up moving to Texas to partner with a friend who was doing exterior siding work. During the five years I spent there, I saw all kinds of problems that could happen to home exteriors due to subpar workmanship. I also noticed there weren’t many professionals focused on this area of the field, which made me think it would be a good opportunity. When I returned to the Bay Area in 1989, I started specializing in siding and other aspects of home exterior work, and I’m still doing it today.”
Today, as owner of IRC All Siding, Peter looks back with pride on his legacy of quality work. “With all of the projects I’ve done during the last 30 years, I can confidently say the vast majority of my customers will never have to replace their siding. It’s very satisfying to know I’ve left something good behind.”
Born in Greece, Peter was raised in Alameda and today lives in Daly City with his wife, Georgia, and their two children. Outside of work, he enjoys camping and traveling with his family. “I like to go camping at Lake Tahoe and ride my ATV around,” he says. “We also like traveling to Europe, though we haven’t been able to as much since having children. Now that the kids are getting older, we’ll start doing more of that. I used to go to Greece to visit my family every two years, and I look forward to sharing that experience with my kids.”
In regard to a professional philosophy, Peter says quality is the only way to go. “I always give my customers the highest quality possible. If a customer doesn’t want to pay to have things done the right way, I’d rather not do the job at all. I have yet to have a customer call me back because of a problem with my workmanship, and I plan to keep it that way.”
When asked the first thing he’d do if he were to retire tomorrow, Peter says he’d spend more time in the country of his birth. “I’d spend six months out of the year in Greece. As soon as my kids are out of the house, that’s what I plan on doing. I’ve been working hard since I was 18 years old, so I’m looking forward to relaxing and being a beach bum.”

  • A Simple Step to Prevent Window Leaks

    DALY CITY — One maintenance step homeowners often forget about is keeping their window tracks clean. Most residential windows slide on a track; on the outside of this track are two small weep holes that allow rainwater to drain out. When a window’s track isn’t regularly cleaned, dirt and debris can accumulate and plug up these weep holes, which can cause the track to fill with water during heavy storms. In a worst-case scenario, the water will overflow and leak in between the sill and the sheet rock. When this occurs with an upper window of a two-story home, the water will often seep down to the window directly beneath and start leaking inside from the top.

    While keeping your window tracks clean can help prevent this, such problems may be inevitable if your windows are subpar. Most older windows weren’t designed to withstand the wind and rain loads we have in California, and if the tracks’ weep holes are undersized, water damage can still occur regardless of how clean they are. To avoid this, have a professional assess your windows and see if they provide adequate drainage—if not, you may want to have them replaced.

    Diamond Certified Expert Contributor, Peter Katsafouros: Main tip would be to keep your door tracks and your window tracks fully clean to divert the water out the weep-holes, and not overflow to the inside of the house. We receive many calls with water leaking into windows at the top part of the window. And it is usually a window from right above that’s causing the problems because of the overflowing problem. Although this might not solve your whole problem, it could slow and reduce the problems associated with water-like fungus and mold. If you have any kind of issues like that, you might want to call a siding specialist to come out and give you a free inspection and evaluate the condition of your siding, your windows, and your doors.
