Comparative Summary

Painting companies are always looking for ways to discern themselves from their competition, and those that have earned the prestigious Diamond Certified award are already several steps ahead. J & J’s Final Coat Painting, Inc. adds to its Diamond Certified status by implementing some of the most comprehensive preparation practices in the painting industry–a highly detailed business approach that’s endeared the company to its clients. “Our preparation is second to none,” confirms owner Joe Sabel. “We take the necessary time to prepare each house correctly, no matter what.”

Family-owned and operated since 1986, J & J’s Final Coat Painting handles every aspect of interior and exterior painting for homes and businesses in Contra Costa, Alameda, and Solano Counties. The company also provides consultation services for customers who need help choosing the right colors for their projects, and its painters are experienced in everything from cabinet painting to water damage restoration. “The quality of our workmanship sets us apart,” says Mr. Sabel. “Eight of our 10 employees have been with us for more than five years, and they’re all experienced career painters who know how to paint efficiently and correctly. In addition to their expertise, I personally visit every jobsite to ensure the work is being done to the highest quality.”

Unlike some painting companies, J & J’s Final Coat Painting knows that spraying alone isn’t an adequate way to apply paint. Instead, the company back rolls all its paint jobs, a detailed procedure that produces first-rate results. “Back rolling takes longer and costs more, but the surfaces don’t need to be repainted as often,” says Mr. Sabel. “Plus, we can give a longer warranty than other firms.”

Another distinguishing characteristic of J & J’s Final Coat Painting is its insistence on only using state-of-the-art materials, including 100 percent acrylic, premium grades of Kelly-Moore and Sherwin-Williams exterior paints. “Those products are the best in the industry,” says Mr. Sabel. “They’re professional grade, which is especially important when we’re re-painting. Wood gets softer as it gets older, so it’s crucial to use premium products.”

Mr. Sabel uses the word “professionalism” to describe the basic facets of J & J’s Final Coat Painting’s services. When a customer calls to inquire about a job, the company promptly sets up an appointment to inspect the house and discuss exactly what it requires. After the inspection, it gives a verbal estimate and follows up with a detailed bid that specifies the work to be performed and materials to be used. “We also provide information about our license, insurance certificates and more,” says Mr. Sabel. “It’s all on paper, so our customers can compare our bid with the bids from other firms before making a final decision”

Industry Info

One of the easiest ways to improve your home’s curb appeal is to change its exterior paint colors. Assuming no structural work is necessary, repainting your house is also one of the most cost-effective ways to improve its appearance. Before you choose a painting contractor to start your project, consider the following preparation tips:

Accentuate the past
There’s something to be said about exterior paint colors of the past, especially if your house has a definable architectural style, like Victorian, Cape Cod or Craftsman. Ask a design professional to find paint samples from the era in which your home was built.

Structural harmony
Think of your house as a singular entity. What color is your roof? Is it slate, aluminum, copper or cedar shake? Even though you don’t need to match your paint to your shingles, the colors should fit together in some way. Also, consider the landscaping and natural elements around the house. Are you in a wooded area? Is there a lake nearby? These can suggest color combinations that help you decide on an exterior paint color.

Dark details
If you have an archway, trim or other feature you want highlighted, draw attention to it with darker colors. Dark colors make things appear a bit smaller than they actually are, and they’re a great choice for recessed panels. If you have features that protrude from the wall surface, highlight them with lighter colors so they stand out more against the darker shade. If you use darker colors for the exterior paint, be sure to use a higher sheen to limit UV damage.

Consider the number of colors
The number of colors depends on the simplicity or complexity of your home. Adding too many colors to a home that’s designed to have a maximum of three or four colors can make it look garish. Look for homes with similar architecture, hopefully by the same builder, and see what others have successfully done. The right home can have as many as 10 colors, but that requires the keen eye of a professional designer. Start out conservatively and add more colors if the project requires it.

Take advantage of color tools
Pick up a color wheel or color fan. Most professional shops have pint-size samplers available that you can take home and test on your exterior. Paint chips can also help you decide what you’re after. To be absolutely certain, have an actual wet sample painted on your home. Exterior paint colors look much different in person than they do when printed on pieces of cardboard. At different times of the day, the paint will take on a different hue or look a bit lighter or darker.

After you decide to move forward with your painting project, it’s essential to first receive a detailed bid. The proposal should explain exactly what work is to be done, including the preparation steps and the materials to be used. That way, if there’s a disagreement over the work, you’ll have the contractor’s promise in writing. “Getting three bids is always a good idea,” adds Joe Sabel, owner of J & J’s Final Coat Painting, Inc. in Oakley. “If one bid comes in very low or very high, you can toss it out. There are many painters who will underbid and then do a fast, low-quality job. There are also some who are extremely busy and don’t really need the work, but they’ll give a very high bid just in case you bite.”

Frequently Asked Questions

Q: How long will the job take to complete?

A: Each job is different, but a typical house takes three to four days to finish. Commercial buildings take anywhere from a week to a month, depending on the size. And, of course, weather is a factor.

Q: What’s your preparation process?

A: We detail everything in our bids. The key to a good paint job is preparation. We use a high-quality caulk on all windows and anywhere water could penetrate, and then let it set overnight. We don’t caulk and paint on the same day. The same thing goes with the primer—we let it set overnight before we paint.

Q: How fast can your start my job?

A: We’re usually booked two weeks out during peak season. Sometimes we can quickly fit in a small job, but we don’t bring on temporary help just to get more work done. We’ll use our experienced painters and get it done right, even if that means we can’t start quite as soon.

Q: What do you do for clean up?

A: We thoroughly clean any drips or spills and cart away all debris and excess materials. Before we leave, the foreman will ensure everything has been done to your satisfaction.

Q: How long should my paint job last?

A: Paint jobs in California should last eight to 10 years.

Q: Do you do background checks on your employees?

A: Yes, and most have been with us for years.

Q: Do your crew members speak English?

A: Yes. It’s important that our customers are able to communicate with our employees.

DIAMOND CERTIFIED EXPERT CONTRIBUTOR ADVICE & TIPS FROM Joe Sabel

Expert CONTRIBUTOR PROFILE

Joe Sabel: One Coat at a Time

By James Florence, Diamond Certified Resource Reporter

CONCORD — One of three brothers in the painting industry, Joe Sabel didn’t attain professional success overnight; rather, he approached it like any quality painting project: one coat at a time. “When I was 20, I started working for my older brother, who was a painting contractor,” he recounts. “Originally, I just needed a job, but I ended up really enjoying the trade and continued with it. After working with my brother, I spent four years with another painting contractor before starting my own business, which is still going strong after 30 years.”

Today, as owner of J & J’s Final Coat Painting, Inc., Joe expresses pride in his long-term professional achievements. “After all these years, our company has basically become an efficient, well-oiled machine,” he says. “By keeping our operation small, we’ve been able to keep the quality up—not to mention the hair on my head!”

A resident of Oakley (where he lives with his wife and business partner, Jill, the other “J” in the company’s moniker), Joe expresses his appreciation for the temperate Bay Area climate. “You can’t beat the weather here,” he says. “Being in the painting business, we stay busy all year round, which is unheard of in other parts of the country.”

When he’s not working, Joe devotes much of his free time to an avocational interest in viticulture. “I grow grapes and make my own wine,” he explains. “Right now, I actually have 50 gallons sitting around, waiting to be bottled. My wife and I also enjoy going wine tasting around the Bay Area.” In addition to winemaking, Joe enjoys outdoor activities like biking, wakeboarding in the delta and snowboarding at Lake Tahoe. Additionally, Joe keeps up with his and Jill’s two grown sons, Timothy and Steven, both of whom are pursuing careers in the construction trades.

In regard to his professional career, Joe espouses the importance of delivering on his promises. “The number one thing is giving my customers everything I told them I would,” he affirms. “You can’t cut corners when it comes to customer satisfaction—you have to deliver what was promised, 100 percent, and we pride ourselves on making sure that happens.”

When asked the first thing he’d do if he were to retire tomorrow, Joe says he’d take a vacation before returning to pursue another business venture. “I’m the kind of guy who will probably never retire, so if I were to stop painting, I’d probably just go into some other industry. However, first my wife and I would do some travelling. Europe is at the top of our list, so we’d probably start with Portugal or Spain and go from there.”

Ask Me Anything!

Q: What’s your favorite sports team?
A: The San Francisco Giants.

Q: What’s your favorite snack?
A: Granola bars.

Q: What were you most known for in high school?
A: Weightlifting. I set two records at my school—for the deadlift and the bench press—which stood for 10 years afterward.

Q: What kinds of movies do you like?
A: I like movies with a lot of twists and turns. One of my favorites is “Swordfish.”

Q: What’s your favorite thing to do on a rainy day?
A: Fishing—I love to fish in the rain.

  • Investing in High-Grade Painting Products

CONCORD — Whether you plan to do it yourself or hire a professional contractor, when painting your house, it’s wise to invest in premium materials. From primer and caulking to the paint itself, purchasing high-grade materials is an investment in the longevity of your paint job.

A common misconception about house paint is that quality all comes down to brand. However, while major manufacturers like Kelly-Moore and Sherwin-Williams make excellent products, they also make starter-grade paints that are used by tract home builders who want to spend as little as possible on materials. You wouldn’t want to use this grade of paint on your home—it won’t last and you’ll have to repaint much sooner.

So, while it’s smart to buy a quality brand of paint, it’s even more important to look closer and verify you’re getting a high-grade product. When you consider that materials typically account for less than 20 percent of a paint job’s cost, it’s clearly worthwhile to invest extra in this critical aspect.

  • Room Size and Paint Color Selection

CONCORD — An important consideration when selecting paint colors is the size of the room you’re planning to paint. While this detail is commonly overlooked, color can have a dramatic effect on a room’s overall ambiance, so be sure to consider how this will play out in your space.

In general, the relationship between room size and color follows a consistent spectrum, with brighter colors having an enlarging effect and darker colors having a shrinking effect. That’s why painting a small room with dark colors will typically make it appear even smaller than it actually is. To avoid this, painting professionals recommend using bright colors to paint smaller spaces.

While large rooms lend themselves more to dark colors, there are ways you can mitigate their shrinking tendency. One way is to paint the room’s ceiling with a half-formula of the wall color (a 50/50 mixture of the wall paint and white). Another way to enliven the atmosphere of a deep-hued room is to adorn it with brightly colored décor like throw pillows, blankets and wall art. These decorative highlights will provide aesthetic intrigue and avoid creating an overly dark atmosphere.

  • Selecting Colors for a Painting Project

CONCORD – One of the most challenging aspects of a residential painting project is selecting colors. After all, even if your painting contractor does a great job, if you don’t like the colors, you’re not going to be happy with the results. That’s why, if you’re planning to repaint your home, you should start thinking about your color selection far in advance.

The first thing step in selecting colors is to visit your local paint store and browse sample swatches. After narrowing down your options to a few primary choices, test how these colors look in your home. Purchase some sample quarts (they usually cost about $5 each) and apply the paint to wall sections throughout your home. This will give you an opportunity to not only see how the colors look in your home, but to actually live with them for a few days as well. Don’t worry about messing up your current wall paint—it’s going to be painted over soon anyway.

Since light affects the way your brain perceives color, it’s important to test colors in various areas of your home where lighting may differ. The same holds true for the exterior of your home, where you should test colors both in the front and back, and in shade as well as sunlight. By taking your time to consider and test paint colors, you’ll be able to make a well-considered choice rather than an educated guess.

CONCORD — Host, Sarah Rutan: When repainting your home, it’s wise to invest in materials that will maximize the paint job’s longevity. Today we’re in Concord with Diamond Certified Expert Contributor Joe Sabel of J & J’s Final Coat Painting to learn more.

Joe Sabel: When choosing a painting contractor, or doing the job yourself, it’s always important that the materials, the paints, the primers, the caulking that you use, are all a premium grade. Kelly-Moore, Sherwin-Williams, Benjamin Moore all make excellent products, but they also manufacture their starter-grade paints which is a track-grade paint. You never want to use that. It’s not going to last. The premium paints they offer are a much better call, especially when the average material cost of a paint job is under 20 percent – generally 10 to 15 percent.

    Complete Video Transcription

CONCORD — Host, Sarah Rutan: When choosing paint colors for a room, it’s important to consider its size. To learn more, we’re in Concord with Jill Sabel of J & J’s Final Coat Painting, speaking on behalf of Diamond Certified Expert Contributor Joe Sabel.

Diamond Certified Expert Contributor, Jill Sabel: When choosing paint colors for a small- or medium-sized room with limited or no natural light, whether it be a bedroom, a bathroom, or even a laundry room, always keep in mind that the darker colors will shrink the size of the room. So, always when painting a small space, use brighter colors. Bright colors make small spaces seem much larger. So, if you’re looking for a richer atmosphere with a deeper wall color, keep the ceiling at a minimum of half-formula of the wall color. Depending on the room, decorate with bright-colored highlighted items, such as throw pillows, pictures, mirrors, or even bright bedding for a bedroom. Things like that.

Well, I hope these few tips have helped on small interior spaces. Thank you.

  • Video: Testing Paint Samples

    Complete Video Transcription

CONCORD – Host, Sarah Rutan: A crucial part of choosing interior paint colors is testing samples to see how they look in your home. Today we’re in Concord with Diamond Certified Expert Contributor Joe Sabel of J & J’s Final Coat Painting to learn some important tips.

Diamond Certified Expert Contributor, Joe Sabel: Color selection is, without a doubt, the most difficult decision people make when painting their house. Any qualified painting contractor will recommend to their customers to go down to the local paint store, start off with some little chips from, you know, the store. And when you narrow the field down, pick up a few sample quarts. They’re cheap insurance. They’re $5.00 apiece. Bring them home. Put them on your walls in the rooms you’re going to paint, obviously. And make sure they’re going to go with the rest of your room.

Also, keep in mind that the light has everything to do with the way your brain perceives colors. So, put them in different areas, so you get an idea of how those colors are going to work in different lighting. The same holds true with the exterior of your home. Put those colors in the front. But them in the back. Live with it for a few days, or a week if necessary, just to make sure you chose the right colors. Thank you.
