When having your home’s insulation replaced, make sure your contractor addresses the big picture.

Replacing the insulation in your home may seem like a relatively simple project, but Miquan Johnson, owner of Johnson’s Insulation in Oakland, says there’s a lot more to the process than most people realize. “You don’t just swap out the insulation and call it day. For example, you have to make sure the bathroom exhaust fans are vented correctly and there’s proper roof ventilation, because once those two mix, it’s going to cause mold and mildew almost immediately.”

Mr. Johnson says it’s also important for contractors to perform tests at the end of the job to verify safety. “After air-sealing a home, a contractor is required to do a carbon monoxide safety test. Air-sealing a home often requires systems in the home to work harder, and if they aren’t venting properly, it can create a risk of carbon monoxide exposure in the home.”

Before having energy efficiency upgrades performed, Mr. Johnson recommends getting a home energy audit to find out how much energy loss is occurring and where it’s located. “It doesn’t make sense to upgrade your insulation and ignore other energy-related issues,” he says. “A home energy audit is a great way to highlight hidden problems and make sure all aspects of energy efficiency get addressed.”

One common test performed during a home energy audit is called a blower door test, which measures the home’s airtightness. The blower door fan is sealed into an exterior doorway while all other exterior doors and windows are closed. When the fan is turned on, it depressurizes the home and forces air through any holes and penetrations. This allows the home energy auditor to measure the home’s airtightness and identify substantial sources of energy loss.

A: It mostly depends on the application and whether the area is finished. With finished walls, for example, we always go with a clean, loose fill insulation. With an unfinished attic, on the other hand, a batt insulation or liquid foam would be more appropriate.

A: Typically, we can provide an assessment the day after your initial call and then schedule the job for three to four days later.

Miquan Johnson: An Insulation Fascination

OAKLAND — Miquan Johnson had already started down his career path when a unique opportunity led to a permanent change in direction. “I initially started my career in the construction field, where I learned how to do framing and electrical work,” he recounts. “Later, while attending college, I was offered a job doing insulation upgrades for low-income families through a government program. We would go in and reinsulate the walls, attic, and crawl space at no charge to the homeowner. It was really rewarding work, and it sparked an interest in insulation and its impact on energy efficiency. I’ve been doing insulation ever since, and now I’m doing it at a very high level.”

As owner of Johnson’s Insulation, Miquan says his favorite part of his job is solving problems. “I like going to a jobsite, analyzing the home and figuring out how to solve the client’s issues. It’s very rewarding when a customer has been experiencing problems for years and I’m able to go in and solve them.”

A resident of Hayward, Miquan spends the bulk of his free time with his wife, Lateesha, and their three children. “When I’m not working, I enjoy activities with my family like hiking, cooking and traveling,” he says. “We take a lot of road trips to visit different states. It’s fun to see and experience other parts of the country.”

In regard to a professional philosophy, Miquan cites the importance of responsiveness. “We want to make sure each customer is completely satisfied with our work,” he explains. “Part of this is responding to calls and emails, even after the work has already been completed. If a customer has an issue with our work, we make sure to resolve it as soon as possible—ideally that same day. Customers really appreciate that kind of swift response because it makes them feel taken care of.”

When asked the first thing he’d do if he were to retire tomorrow, Miquan says he’d set sail for relaxation. “I think I’d rent a small yacht and go out to the middle of the ocean. I’ve been working hard for years, so the idea of relaxing on a boat is very appealing.”

I think the biggest thing that I found helpful is that he was the only one that actually walked up into the attic and crawled inside to give me an accurate quote. He was in every nook and cranny. He gave accurate measurements and he pointed out where rodents could get in.
