When it comes to addressing a mold problem, a specialist’s expertise is your best bet for achieving a permanent solution.
A lot of homeowners think all they need to solve their mold problems is a little bit of bleach, but according to David Keith, owner of NBE Property Restoration in Santa Rosa, it’s rarely that simple. “In most cases, wiping down mold with bleach isn’t going to provide a permanent fix,” he says. “Bleach can be effective for cleaning dense surfaces like hardwood, but when it comes to porous surfaces like drywall, it won’t address the root of the issue. You can apply bleach all you want, but the mold will just keep coming back. In this case, you have to address the problem at its source by physically removing the mold from the drywall.”

Additionally, Mr. Keith warns that care must be exercised when cleaning with bleach, as it can have harmful effects if misused. “Bleach is actually a lot more dangerous than people realize, which is why you need to handle it properly when using it to clean mold,” he says. “Most importantly, you need to water it down. Any bleach-based cleaning solution should consist of 10 percent bleach and 90 percent water. Once you have your solution, apply it with a spray bottle and let the sprayed surface soak for 10 minutes before wiping. This will give it adequate time to kill the mold.”

If it turns out your mold problem is too deeply entrenched to simply wipe away, you need to call a professional. After sealing off the affected area, a contractor will typically remove the mold in the wall by sanding down the wood until the spores are longer present. However, Mr. Keith says there’s a new tool that’s providing a more effective way for mold removal companies to approach this task. “These days, we’re using a tool called a dry ice blaster. It works like a sand blaster, but instead of shooting sand, it shoots little pellets of dry ice to sand down the affected surface. The nice thing about it is dry ice turns into carbon dioxide, which is a natural and environmentally-friendly substance. The dry ice blaster also does a better job than a sander, and it’s more effective at accessing hard-to-reach places like crawl spaces and attics.”

Q: Can I live in my house while you’re working on it?

A: Under most circumstances, yes. We take full measures to contain our workspace, so you’ll be safe from any risk of contamination. However, if we’re working in your bedroom, you might want to stay elsewhere for the duration of the project.

Q: What steps are involved in mold removal?

A: The first step is containment, where we cover the workspace with plastic and duct tape so no dust or mold particles can escape. Next is the demolition phase, where we physically remove building materials like drywall and insulation so we can get to the mold. After that is remediation, where we remove the actual mold. Finally, there’s the cleaning phase, which consists of HEPA vacuuming and wet-wiping all surfaces.

Q: Can’t I get rid of mold myself by wiping it down with bleach?

A: Yes, but it won’t be a permanent solution. Once mold gets into your drywall, it won’t ever fully go away. It’s like a weed: if you don’t pull it out by the roots, it’ll just keep growing back. In order to get rid of mold once and for all, it needs to be physically removed from the drywall, which is a procedure that should only be performed by a professional.

Q: Are all molds toxic?

A: It’s a common misconception that all molds are toxic and present an immediate threat. While some molds are more toxic than others, the toxicity level doesn’t present as much of a threat as the amount of mold that’s present. Whether or not the mold in your home is toxic, if there’s too much of it, it can hurt you.

Q: Do you recommend using a self-testing kit to identify mold in my home?

A: No. If you can see that you have a mold problem, it doesn’t make much sense to pay someone to tell you what kind of mold it is. Determining the strain is irrelevant because it needs to be removed regardless, so a self-testing kit is basically a waste of money.

Dave Keith: The Remediator

SANTA ROSA — A longtime construction professional, Dave Keith saw the burgeoning mold remediation industry as a chance to utilize his expertise to help those in need. “I have a family background in construction and development, so I’ve basically been involved in the field since the fourth grade,” he explains. “As the public awareness about mold and its effects began to rise in the late ’90s, I realized it was an area I could specialize in that would allow me to help people who were having mold problems in their homes.”

Dave’s first foray into professional mold remediation was a joint venture with his brother, who brought along his own pertinent experience as an insurance agent handling water and fire damage claims. “In 2002, my brother and I started a mold remediation company that was very successful—so much so that we ended up selling the company. The sale included a five-year non-compete clause, so I took a break from mold removal and started running a web company. Once the non-compete period ended, I went into partnership with my dad and started doing mold remediation and fire damage restoration, as well as general construction and remodeling.”

Today, as owner of NorthBay Environmental, Inc., Dave says his favorite part of his job is reassuring stressed-out customers. “Dealing with mold, water or fire damage is a lot different than doing general construction, in that it’s not something you plan for. It’s more of an emergency situation, and in many cases, the client’s home is inhabitable, so there’s a lot of anxiety and stress involved. That’s why I like going in and reassuring the customer that we’re going to take care of everything for them.”

A resident of Santa Rosa, Dave expresses his appreciation for life in the Sonoma County area. “I’ve lived for short stints in Southern California and the Reno/Tahoe area, which were both nice, but Sonoma County has a special place in my heart. It’s where my roots are, and I have a pretty large extended family, so there’s a real sense of support and belonging. This is home to me, and I love living here.”

Outside of work, Dave’s favorite thing to do is spend time with his family, including his four children and one grandchild. “Everybody is local, so we get to see a lot of each other,” he says. “As a parent, it’s great when your kids become young adults, because your relationship with them is quite different than when they were kids.” Dave also enjoys active hobbies like wakeboarding, hiking, playing competitive indoor soccer and working on his property. “I have a three-acre piece of property and I’m constantly doing things with it, like building a barn, tending to the garden or putting in a sandbox for my grandson.”

In regard to a personal philosophy, Dave says it’s all about integrity. “I’ve always believed that working hard and doing things right pays off. For me, there’s no such thing as a shortcut. Whether I’m working on my own house, a friend’s house or a client’s house, I treat it the same and always try to do a quality job.”

When asked the first thing he’d do if he were to retire tomorrow, Dave says he’d split his schedule between home improvement and world travel. “I would probably start another home project—fixing up my house is still one of my favorite things to do. At the same time, I want to travel more after I retire, so I’d do some of that as well.”

A: Scotland, because of my family heritage. I read in a history book that the Keiths ruled Scotland for 200 years, so it would be neat to find a castle where my ancestors lived.

Q: What’s your favorite sports team?
A: The Pittsburgh Steelers. My family is from near Pittsburgh and I’ve always been a diehard Steeler fan.

Q: Do you collect anything?
A: Sports memorabilia. I have a lot of autographed jerseys, helmets, balls and photos.

  • Combating Mold in the Home

    SANTA ROSA – Upon finding mold in their homes, people often take it upon themselves to get rid of the problem. However, when it comes to removing mold, there are right and wrong ways of going about it. Not only are some methods ineffective, in some cases, they can create a bigger problem than there originally was. That’s why it’s important to know the proper ways to deal with mold, as well as common mistakes to avoid.

    The most common way homeowners try to remove mold is by wiping it down with bleach. However, while bleach is an effective cleaner and sanitizer, it’s also a toxic chemical, with a byproduct that can be more harmful than the mold itself. That’s why it’s crucial to exercise proper procedure when using bleach. Most importantly, make sure to dilute it to a 10 percent bleach/90 percent water solution, which will provide ample cleaning power without any hazardous side effects. For maximum effectiveness, spray the solution on the targeted area and let it sit for at least 10 minutes before wiping it off.

    Despite bleach’s cleaning strength, it doesn’t always offer a permanent fix for mold problems. One common example is with mold growth on porous surfaces like drywall, where the fungal roots often reach further beneath the surface. Think of it like pulling weeds in your garden: even if you get rid of the visible weed, if you haven’t removed it at the root, it’s going to grow back. The same goes for wiping mold off a porous surface. In this case, you’ll likely need to call a mold removal specialist who can cut into the drywall and remove the mold at its source.

    Since mold thrives in humid conditions, some homeowners attempt to dry out a mold problem by putting a fan on the affected area. This may seem like a good strategy, but it can actually cause the mold to spread further throughout your home. Since mold is a spore, when you blow air on it, you’re blowing those spores all over the place, which can create a much worse problem. A better way to combat humidity is to use a dehumidifier, which will dry the area without causing further spore dissemination.

    Finally, a good measure to keep mold contained is to cover the affected area with plastic. Using a garbage bag or plastic wrap, cut out a square that matches the size of the area and seal the edges with duct tape. This will keep the mold from spreading until you can bring in a specialist to deal with the issue.

  • Mold Testing: Is It Worth It?

    SANTA ROSA — After finding mold in their homes, many people wonder if they should have it lab-tested to find out what strain it is and what level of threat it poses. However, while it’s good to be educated about the nature of a mold problem, testing isn’t always a worthwhile measure. From a remediation standpoint, all mold problems are the same. Whether it’s Stachybotrys or Penicillium, the process used to remove it isn’t going to change.

    There are lots of test kits that allow you to send a mold sample to a lab and pay to have it identified. However, a more cost-effective measure is to call a mold remediation professional who can take care of the problem in a safe, proper manner. Overall, unless you have a genuine scientific interest in spores, having your mold lab-tested is a superfluous measure.

    SANTA ROSA — Host, Sarah Rutan: If you have a mold problem in your home, it’s important to know the proper way to deal with it, as well as common mistakes to avoid. Today we’re in Santa Rosa with Diamond Certified Expert Contributor Dave Keith of NorthBay Environmental to learn more.

    Diamond Certified Expert Contributor, Dave Keith: So you’ve got mold on your wall? What should you do? What I recommend is to put plastic on it. You can take a plastic garbage bag, or you can take just Visqueen, a piece of plastic, cut out the square, and then put duct tape around and seal all the edges. That’s what you should do – cover it up so it doesn’t spread.

    What shouldn’t you do? Don’t put a fan on mold. The problem with putting a fan on mold – you may have good intentions that you want to dry out, maybe the wall is wet, or the floor is wet, and you’re going to dry it out – but you’re actually causing a lot of harm, because think of a mold spore as a dandelion in your lawn, and you’re blowing those spores all over your house, creating a much bigger problem potentially. So, I never recommend putting a fan on mold. The best way to dry out anything that’s wet that has mold is with a dehumidifier.

    One of the most common things I’m asked about is bleach – should I put bleach on mold? And the answer is, you can. But I want you to be careful about bleach, because the byproduct of bleaches actually can be more harmful than mold. So, the proper way to put bleach on mold is to dilute it to a 10 percent bleach to water solution, spray the bleach on the mold, and let it sit for at least 10 minutes. However, if you have mold on drywall, you put bleach on it, you can wipe it off, but that’s like pulling weeds in your lawn. You got the weed, but you may not have gotten the roots – and that is why many times, the mold continues to grow back.

    In the county that we live in, humidity levels can be more than 60 percent, which is great for mold. So you can pull those weeds, you can get the surface of it, but the roots are still there in the drywall, and the mold can continue to grow, even without a normal water source that may have been there, but with just humidity in the air.

    Another question I’m commonly asked is, should I test for mold? I want to know what kind of mold I have. And the answer is, maybe. I don’t always recommend testing for mold because, from a remediation standpoint, I don’t care what kind of mold it is. It could be Stachybotrys; it could be Penicillium – but from a remedial standpoint, treating it is exactly the same. And so, I don’t always recommend testing ahead of time, because you might just be wasting your money. If you could see mold, it’s probably mold, so you need to fix it.

    There are a lot of test kits that are out there, and you send it off to a lab, and you spend money and get it back and say, yep – it’s mold. I could save you a lot of money by just saying it’s probably mold. Let’s get it taken care of, and figure out the right way to do it.
