What is Title 24 and how does it benefit you as a homeowner?
California’s Building Energy Efficiency Standards (otherwise known as Title 24) ensure all buildings in the state meet certain standards of energy efficiency. This applies to various aspects of the home, including windows and roofs. “There are several roofing products that qualify for Title 24,” says Agapito Chavez-Reyes, owner of PRI-Premiere Roofing Inc. in Livermore. “For example, cool roofs gain less heat than regular roofs, which keeps buildings more comfortable and helps reduce energy costs.”

Along with saving money and keeping homes cooler, cool roofs can help reduce the urban heat island effect in cities and increase the life expectancy of new roofs. That’s because they reflect sunlight rather than soaking up the heat. Many cool roofs are light-colored or even white. However, roofing manufacturers have developed cool roofs in darker colors that still reflect the sun’s energy and keep homes cooler than traditional roofing.

Some consumers complain that Title 24 adds too much to the cost of new homes and renovations. However, experts say that energy savings over the life of a home offset higher materials costs. For example, the 2016 Title 24 standards cost consumers approximately $2,700 but are expected to save $7,500 over 30 years. In fact, it’s estimated that homes built after 2016 use approximately 28 percent less energy than those built earlier. That saves money and energy, which means fewer power plants are needed.

If you think Title 24 and other energy efficiency codes and products are confusing, you aren’t alone. “Your roofing contractor should be able to tell you more about Title 24-compliant products and help you find options that are right for you,” says Mr. Chavez-Reyes.

The future of energy-efficient roofing
While Title 24 and other efficiency standards are making homes more comfortable, experts expect forthcoming energy-saving programs and products to be even better. “We’re going in the direction of solar panels being integrated as part of the entire roofing package,” says Mr. Chavez-Reyes. “The models that are being produced today are a lot cleaner and less bulky, so they look like they’re part of the home.”

Agapito Chavez-Reyes: Life on the Roof

LIVERMORE — Most people work a few different jobs before discovering their permanent livelihood, but for Agapito Chavez-Reyes, roofing is the only job he’s ever had. “I got into roofing at age 15, right after I first came to the U.S.,” he remembers. “I started out cleaning jobsites and carrying materials for the roofers, and I gradually worked my way up through the ranks. Several years in, while working as an officer for a roofing company, I encountered a situation where we neglected to do something for the client, but since I wasn’t the owner, I didn’t have the power to make it right. It was then I realized it would be better to start my own roofing business, so that’s exactly what I did.”

Today, as owner of PRI-Premiere Roofing Inc., Agapito says his favorite part of his job is working with homeowners. “I really like the sales side of the business because it gives me a chance to connect with our clients. I enjoy explaining the various products to homeowners and helping them find roofing systems that meet their needs.”

Originally from Michoacán, Mexico, Agapito resides today in Tracy. Outside of work, he enjoys spending time with his wife, Saida, and their son and daughter. “I like being spontaneous with family activities,” he says. “I’ll ask my daughter what she wants to do and we’ll just hit the road. We also like going to the beach and hiking and camping in the mountains.” When he’s not having fun with his family, Agapito can often be found reading up on the latest developments in the roofing industry.

In regard to a professional philosophy, Agapito describes the value that happy employees bring to a business. “I truly believe the only way we can have happy clients is by keeping our employees happy,” he says. “Some businesses put all their focus on making customers happy but neglect their employees’ needs. However, if your employees aren’t happy, they aren’t going to do their best work or serve customers as well, so customer satisfaction is going to go down. That’s why keeping our employees happy is number one for us.”

When asked the first thing he’d do if he were to retire tomorrow, Agapito says he’d invest in a beachside property. “My wife and I have a dream that will hopefully come true: to buy a house near the ocean. As I mentioned, we love the beach, so that would be our getaway house.”

  • How Roof Maintenance Prevents Leaks

    LIVERMORE — There are a lot of reasons why roof maintenance is important, but the most significant is probably leak prevention. Whether you have a tile roof or an asphalt shingle roof, rainy weather can cause problems if it hasn’t been properly maintained. Regular maintenance will prepare your roof to withstand wet weather and enable you to catch potential issues before the rain begins to fall.

    The most common areas where roof leaks occur are valleys (areas where two roof slopes meet and create a channel for water to flow) and protrusions in the roof such as chimneys, skylights, plumbing pipes, and vents. The main reason leaks occur in these areas is debris. Over time, dirt, moss and other types of debris become lodged beneath tiles/shingles, which blocks the water channels and causes water to spread out into more vulnerable areas of the roof. This scenario can also result from a broken or out-of-position tile/shingle, which can occur due to natural movement or expansion/contraction caused by weather changes.

    Because there’s no way to know when these types of issues occur, it’s best to have your roof inspected and maintained by a professional every five to 10 years. If you have lots of trees around your home, you’ll want to have this done more often. Ultimately, you’re better off preventing roof leaks than having to call for repairs after the damage has already been done.

  • Attic Ventilation and Roof Lifespan

    LIVERMORE — When it comes to roof replacement, one aspect that’s often overlooked is attic ventilation. While not as well-known as other roof components like shingles, attic ventilation is nonetheless crucial to ensure a roof reaches its maximum lifespan. That’s why the United States Housing Authority recommends installing one square foot of attic ventilation for every 300 square feet of attic floor space.

    So, what makes attic ventilation so important? Here are two reasons:

    1. Heat rises, which means any heat that enters the home will eventually make its way into the attic. Without proper ventilation, heat buildup in the attic can cook the roofing shingles from the bottom, resulting in accelerated deterioration and premature failure of the roof.

    2. Like hot air, vapors such as condensation from a hot shower also rise and end up in the attic. Without proper ventilation, condensation can get trapped in the attic and develop into mold and/or dry rot, which can gradually weaken the roof.

    Now that you understand the impact hot air and condensation can have on a roof, be sure to talk to your roofing contractor about attic ventilation when planning your next roof replacement project.

    LIVERMORE — Jairo Reyes: My name is Jairo, and I’m the Chief Operating Officer here at PRI, Premiere Roofing, Inc. As we near the rainy season, we are definitely expecting leak costs. And over that time, you pick up on some of the most common reasons for roof leaks to occur. That is the reason I’d like to touch up on the subject of roof maintenance. Whether you have a tile roof or an asphalt shingle roof, roof maintenance is key to not only prolonging the life of your roof, but it definitely helps catch issues before you get caught by the weather. Real common areas for roof leaks are roof valleys, where two roof slopes meet and create a channel for the water to flow and also around chimneys, skylights, plumbing pipes, and vents.

    And the reason for these leaks to occur tends to be due to debris. And when I say debris, I’m not only talking about the debris that you see on the surface; over time, dirt, dust and moss and other debris also gets trapped underneath the tile, which results in the water channels being blocked by the debris, causing water to spread out and thus causing your leaks – or perhaps a broken or out of position tile, which occurs with the natural movement of the earth or the expansion and contraction due to hot and cold weather. It would be highly recommended to get your roof maintained about every five to 10 years, depending on how many trees you have around your home. I think we can all agree that it would be better to prevent the leaks rather than having to call us when it’s too late.

    Jairo Reyes: One key thing I like to bring up to homeowners is the importance of attic ventilation. The U.S. Housing Authority recommends one square foot of attic ventilation for every 300 square feet of attic floor spacing. So, why is it important? Well, the heat in your home naturally rises up to the attic. And if you don’t have the right ventilation, that’s going to end up cooking your shingles from the bottom part of your roof. And if you don’t have the right ventilation, that’s going to end up causing problems such as dry rot.
