When it comes to installing a new roof on your home, don’t confuse price with value. Installing a new roof is never cheap, but over time, it’s smarter to spend more on a well-installed, high-quality roof than shop for a less expensive roof that will need to be prematurely replaced. “There are always ways to go cheaper with roof installations, but that’s usually not a smart decision,” says Tom Rhoads, president of Roof Life Construction in San Ramon. “You should work with a roofing contractor that uses quality products that will last for many years. In fact, your roofer should only use products made by the same manufacturer to ensure all warranties are valid if there’s ever a problem.”

Quality sealants and underlayments
In the past, old sealants would crack over time and lead to roof leaks, but today’s sealants are designed to be flexible and watertight. “Most modern sealants should stay flexible for 30 to 40 years, so they’re a good investment,” says Mr. Rhoads. “It’s a small price to pay for adding decades of protection to your home.”

The same is true for roofing underlayments, which are unseen layers that fit underneath tiles, shingles and other visible roofing materials. Underlayments used to be made of asphalt-based felt, which would break down over time—especially if they got wet. Now, synthetic underlayments are available at a fraction of the price. “Synthetic underlayments are much easier to work with and stand the test of time, so they’re worth the extra expense,” says Mr. Rhoads.

Single-brand roofing system installation
Does it matter if your roofing contractor installs your new roofing system using parts that are manufactured by the same company? Mr. Rhoads says it doesn’t in terms of the life of the roof, but it does in terms of your warranty. “Installing products made by a single manufacturer isn’t the cheapest way to install a roof, but it’s best for the homeowner. The value is that the warranty is valid if you need it. If there’s an issue with your roof, you don’t want to find out that your installer didn’t use the right materials for the job and invalidated your warranty.”

Tom Rhoads: Roofer for Life

SAN RAMON — When Tom Rhoads first got involved in the roofing industry, he was merely looking for a way to supplement his income…little did he know it would lead to a lifelong career. “I was 18 years old, working at a grocery store, when my hours were unexpectedly cut back,” he remembers. “To make ends meet, I started working with my neighbor, who was a roofer. I always liked being outside, so the work really suited me, and I ended up sticking with it. After a couple of years of training, I struck out on my own, and 32 years later, I’m still at it.”

Today, as owner of Roof-Life Construction, Tom says his favorite part of his job is the opportunity to make a positive impact. “We do a lot of energy-saving measures like installing solar panels and improving roof ventilation. Besides helping our clients save money on their energy bills, we’re also able to help the environment, so it’s very rewarding.”

Tom is a resident of Dublin, where he lives with his wife, Sheila. Outside of work, he likes to spend as much time as possible immersed in the great outdoors. “We have a cabin near Yosemite National Park, so we spend a lot of time up there, hiking and enjoying nature,” he says. Tom also enjoys playing volleyball at the beach and coaching soccer at Dublin High School. Additionally, he takes time to keep up with his and Sheila’s three children. “One of my sons is currently attending the University of Reno, another is at Arizona State and my daughter will be starting at UC Santa Barbara this fall.”

When asked the first thing he’d do if he were to retire tomorrow, Tom says he’d tackle some long-deferred home projects. “I’d probably get started on my to-do list. I have quite a few projects around the house that need to be done, so if I stopped working, I’d finally have some time to get to them.”

Maintaining a Tile Roof

SAN RAMON — If your home has a tile roof, annual maintenance is critical for ongoing performance. While simply keeping your roof clear of debris will go a long way toward avoiding problems, there are other, more specific aspects of maintenance that need to be addressed, including the following:

Slipped or migrated tiles
Tiles located on hips and valleys of your roof are the most likely to become dislodged. Fortunately, these can easily be reinstalled using an adhesive and/or being drilled and re-nailed.

Cracked rubber collars
Located around roof ventilation pipes, rubber collars are an important component of leak prevention. Depending on the type of flashing present, you can usually remedy the situation by removing the old collar and slipping on a replacement. However, in some cases, replacement of the entire flashing is necessary.

Tile intersections
The intersections where two tiles come together are by far the biggest problem areas on a tile roofing system. A big part of the problem is sunlight, which erodes the sealant and membrane between the tiles. While annual resealing will keep these areas in good repair, for a more permanent solution, you should consider installing lead flashings.

Valley intersections
An inevitable problem with tile roofs is when debris builds up under valley intersections, which is a common source of leaks. To remedy this, you’ll need a roofing professional to clean the debris out of the valley and re-form the curves on the outer side. One preventative upgrade to consider is installing a triple-crown metal, which will allow the water to form down three channels instead of one.

SAN RAMON — Host, Sarah Rutan: If your home has a tile roof, make sure you’re aware of its specific maintenance needs. Today we’re in San Ramon with Diamond Certified Expert Contributor Tom Rhoads of Roof-Life Construction to learn more.

Diamond Certified Expert Contributor, Tom Rhoads: Today we’re going to talk about roof tile maintenance. It is important to maintain your tile roof system and drainage system annually. Let’s talk about a few things you can do to keep your roof system functioning for years to come. Most importantly, keep your roof clean. Removing debris and leaves from your roof system is by far the most important thing that you can do. Now that we can see the roof, let’s talk about a few things that you can do on your checklist.

Look for slipped or migrated tiles. These tiles are usually found on the hips and valleys. They can easily be reinstalled by adhesive and/or drilled and re-nailed. Also look out for cracked rubber collars. These collars are found around your vent pipes. Depending on the flashing itself, you can easily repair this by slipping a new rubber collar over and sometimes replacement of the whole flashing is necessary.

Let’s talk about tile intersections: where the two tiles come together is by far the biggest problem area on your roof system. On your trim tiles, meaning the ridge tiles or rake tiles, a lot of times the sealant has been compromised by the sun. It cracks and it breaks away, and/ or the membrane that they use at the top would be burned away by the sun as well. Installation of a lead flashing in place of those is a permanent fix.

Now let’s talk about your valley intersections. The biggest problem. The debris buildup under your valley is the most common source of a leak. This problem will require a roofing professional to come clean the debris out of the valley, re-form the curves on the outer side, and/or an upgrade to that would be to install a triple crown metal, which allows the water to form down three channels instead of one. If you follow these basic tips, you should have no problem keeping your roof system alive for years to come.
