1. Ask to examine the types of materials your contractor will use in constructing or reconstructing your home. Not only should you examine the final products you’ll use on an everyday basis (appliances and so forth), but also the materials that will go into constructing your home. It’s not enough to simply buy a few appliances that promise to be Green; it’s more important to ensure everything used by your Green builder is designed to have a minimal impact on the environment. Some examples of Green supplies include remanufactured or recycled wood, energy-efficient appliances that may also be constructed of remanufactured or recycled parts, and material that’s designed to not cause environmental harm if it breaks down.

2. Ask to examine the methods your contractor will use when constructing or reconstructing your home. Specifically, you’ll want to watch for wasteful or harmful behavior by either the builder or his hired crew. Do they minimize the amount of energy used when working on your home? How are excess products handled? If a hazardous substance can’t be avoided, how is it approached or disposed of? Ask your builder to walk you through his construction process step by step to determine if he’s truly observing Green building principles.

3. Find out if your home is being constructed in accordance with LEED (Leadership in Energy and Environmental Design) certification principles. The LEED rating system includes parameters for measuring the sustainability of Green building, both in new and existing structures. Q: What’s thermal imaging and how do you use it?

A: Thermal imaging, or thermography, is an infrared imaging process that lets us detect water leaks, energy loss, insulation problems and roof issues. Thermal imaging cameras convert the energy in infrared wavelengths into visible light displays, so we can find problems that might otherwise be imperceptible.

Gary Ryan: Entrepreneurial Ambition

SOUTH SAN FRANCISCO — Gary Ryan may be a contractor by profession, but given his diverse occupational background, a better designation might be “jack of all trades,” even though he prefers to think of himself as an entrepreneur. “I worked as a painter during college, and after I graduated, I spent several years in corporate America,” he says. “I’ve worked for a major car manufacturer, been a produce broker, worked for an airline and a shipyard…I’ve kind of done it all. Through everything, however, my main goal was to be an entrepreneur, which I eventually was able to succeed at.”

When it came to fulfilling his entrepreneurial aspirations, it was the construction industry that provided Gary with the opportunity he sought. “During college, I got my contractor’s license for painting, and from that point on, I always had some kind of construction project going on the side, even while I was working in the corporate sector,” he says. “Twelve years ago, my brother, Chad, and I decided to get our general contractor’s licenses and founded Ryan & Ryan Construction. From there, we proceeded to get a few more licenses and have continued to expand our capabilities, so it’s been a gradual progression.”

A lifetime resident of South San Francisco (where he lives with his daughters, Havana and Aviana), Gary expresses his appreciation for life in the City by the Bay. “This is the Disneyland of America,” he laughs. “It’s the best place to live and work. Plus, I’m a third-generation local, so all my friends and family are here.”

Outside of work, Gary keeps himself busy with fitness and family activities. “I’m a health fanatic, so diet and exercise are a big deal for me,” he says. “I keep myself in shape by working out and cycling on a daily basis. I also like spending time with my girls—I usually work six days a week, but Sunday is always family day.”

In regard to his life and career, Gary espouses the importance of maintaining balance. “Too much of anything is too much, so it’s important to find a balance in all aspects of your life,” he affirms. “Sometimes it takes a while to attain it, but eventually there comes a point where you have to say, ‘Enough is enough’ and make some adjustments. I think a big part of it involves being true to yourself as well as others.”

When asked what his future retirement might look like, Gary says he’s not sure because it will probably never happen. “I don’t want to retire. I want to work for the rest of my life. I enjoy what I do, and I love being a boss and mentor. It’s like I said, I’m an entrepreneur to the core.”

    Diamond Certified Expert Contributor, Gary Ryan: One of the most common questions asked when we come to do an estimate is do we need a permit for this project. If you’re going to do a bathroom remodel, a kitchen remodel, a roof replacement, or removal of any load bearing walls, you must always have a permit. If you have any questions if you need a permit or not, you can always call your local building department and they will let you know if you need a permit. If you do not pull permits for a job that requires one, you can be fined ten times the cost of the permit, and they will red tag the job, which means no work can continue until you pay the fines and pull the permit to continue the work on this specific job.
