It’s understandable that many home buyers and sellers try to look for deals so they can make or save money wherever possible. The problem, however, is that not everything that looks like a deal really is a deal.

For example, people who are in the market for new homes may try to save money by working with discount brokerages. These companies’ rates may look lower on paper, and even a half-point can knock off thousands of dollars from a Bay Area property, but according to Marc Roos, a Los Altos-based real estate agent who works in partnership with Sereno Group, who you work with is more important than how much you spend. “You need to work with an agent who cares about you and your situation, and discount brokerages rarely fit those criteria,” he says. “Many discount brokerages are little more than order takers—they may write a dozen offers for a dozen clients every day, but they often don’t understand their clients’ needs or even know what they’re selling.”

The same can be true for real estate agents who hunt for clients online. In fact, many never even meet their clients in person. So, why do some home buyers gravitate toward these online real estate companies? Mr. Roos says it’s the convenience factor and lower advertised prices. “You may think you’re saving a percentage point or two by working with agents like these, but some will write offers without ever seeing your property. They may not be taking the time to advise their clients on what they’re buying.” This can mean unhappy buyers, expensive and unexpected repairs, and other unforeseen problems that pop up after the sale is final.

A: “You’ll probably make more money by putting some money into fixing up your home before you sell it. It’s up to you to do as little or as much as you want, but I can demonstrate how putting money into certain things will bring in a far greater return. In Silicon Valley, for example, most people work a lot and don’t have time to fix up homes, so they gravitate toward houses that are in turnkey condition. That doesn’t mean your home needs a new kitchen in order to sell, but we could do some minor upgrades to make it show better and sell faster.”
 
Q: Should I pay for a home inspection before selling my property?
A: “Yes. If we present your house with everything that’s wrong with it, buyers can decide how much they want to pay in a multiple offer situation. That typically results in an ‘as is’ sale, which means you don’t have to pay to fix up the house.”
 
Q: Do I need to get pre-approved for a home loan?
A: “It’s always a good idea to get pre-approved. I recommend doing that before we go out and look at houses. If you need help, I can recommend some great people who will work with you.”

Marc Roos: A Residential Affinity

When Marc Roos got his first job in the real estate industry, he didn’t know it would be a stepping stone toward a successful long-term career. “I got into real estate by accident, really,” he says. “After college, a friend and I were looking for work, so we went to the campus employment center. One of the job ads was placed by a commercial real estate broker who was looking to drum up sales; we both responded and were hired. From there, my friend went on to pursue a career in commercial real estate, but I was much more interested in the residential side. Besides having a love of architecture, I’ve always enjoyed working with people, so it just made sense to go in that direction. I got my residential real estate license in 1992 and have been doing it ever since.”

After more than 25 years as a Realtor, Marc says he still enjoys making a difference in his clients’ lives. “Hands down, my favorite part of the job is giving first-time buyers the keys to their new homes. It’s very rewarding to work with people and help them achieve the American dream of home ownership.”

A resident of Los Altos Hills (where he lives with his wife, Katie, and their two daughters), Marc fills his free time with an array of outdoor activities. “Hiking, running, skiing, wake surfing—if it’s outside, I probably do it,” he says. “I also like spending time at Lake Tahoe and the beach with my family. Additionally, both of our daughters play club soccer, so these days we do a lot of traveling around the country.”

In regard to a professional philosophy, Marc espouses the wisdom of the Golden Rule. “I believe in treating others the way I’d want to be treated, and that’s with honesty and respect,” he explains. “I’m not a salesman; rather, I see my role as a guide for my clients. That’s why I make an effort to educate my clients and help them make informed decisions about their real estate transactions.”

When asked the first thing he’d do if he were to retire tomorrow, Marc says he’d head to a tropical destination. “I would take my family on vacation to Bora Bora. That’s somewhere we’ve always wanted to go.”

    LOS ALTOS HILLS — Host, Sarah Rutan: If you’re selling your home, you’ll need to get it ready to present to potential buyers. Today we’re in Los Altos Hills with Diamond Certified Realtor Marc Roos to learn some important steps.

    Diamond Certified Expert Contributor, Marc Roos: So, I have some great tips for when you’re staging your home. It’s really important to make your home appear as if it’s a model home, and the best ways to do that are to walk through the house and decide what items should stay and what items should go. When you are selling your home, you first want to de-personalize the house. You want to remove family photos, you want to remove collectibles, you want to make the house appear as clean and presentable as possible. Another way that you can do that is to de-clutter every space. So, it’s removing excess items. It’s also cleaning out your closets, and cleaning out your kitchen cabinets, and cleaning out your bathroom cabinets. You want to make every space appear as large as humanly possible.

    A third place that is really important to focus on is the garden. A lot of sellers focus so much time and energy on the house that they leave the garden unattended. You really want to bring in fresh flowers where you can. You want to bring in mulch where you can. You want to make the house look great on the outside as well as the inside. And the last tip that I wanted to share with you is to light up the house. So, what that means is to remove the lower wattage bulbs and replace them with high wattage bulbs and also add any lamps where you can. So, if a buyer wants to walk in and see the house, again, showing in its best possible light and lighting up the house is one of the best things that you can do.
