Proper roof ventilation is the key to a long-lasting roof. Roof vents are an essential part of any home—they work to provide enough air flow and ventilation in the attic, which in turn protects the integrity of the roof itself. According to Paul Lawson, president of Shelton Roofing Co., Inc. in Mountain View, the biggest problem caused by an under-ventilated roof is condensation, which occurs when heat builds up in dead air space. “I’ve seen some houses that were so inadequately ventilated that it almost looked like it was raining inside,” he says. “In addition to causing a roof to fail much sooner than it should, this type of condensation is a potential health hazard because it creates perfect conditions for mold growth.”
At the opposite end of the spectrum, if you add too much ventilation to your roof, you risk causing air to re-circulate at the top rather than draw from the bottom. “The end result is essentially the same—you’re not getting proper ventilation and inviting condensation problems,” says Mr. Lawson. “The key is to have ventilation installed on the right spots of your roof so the air will flow properly.”
Roofing professionals recommend 1 square foot of ventilation per 300 square feet of attic space, and the best way to meet this recommendation is with a combined system of soffit vents, baffles and ridge vents. Here’s some basic information about each type of vent:
Soffit vents
“Soffit” refers to the material that forms a ceiling from the top of a house’s exterior wall to the outer edge of the roof. Soffit vents are perforated, so they provide better airflow in the summer and protection against moisture during winter.
Baffles
When fitted between a house’s rafters, baffles allow fresh air to flow into the attic without interference from surrounding insulation.
Ridge vents
Unlike turbines, gable vents and louvers, ridge vents are installed along a roof’s ridges to provide complete ventilation throughout the attic. They’re available in a wide range of lengths and widths, so they can work with a variety of configurations.

Q: How much is my project going to cost?

A: That depends on the scope of work, but we’ll visit your property and give you a free estimate before any work begins so you have a basic idea of how much you’ll be spending.

Q: Can you help me lower the cost of my project without compromising quality?

A: Absolutely. For example, we can use different grades of materials that are less expensive than top-quality brands but equally effective.

Q: How soon can you start my project?

A: It depends on the extent of the work and the time of year. It’s less busy in the spring, so we can usually start those projects within a week or so of your initial call. However, when it gets busy in the fall, the start time could be delayed because of other projects.

Q: What kind of materials do you use?

A: It depends on the type of roof you have. If it’s a composition shingle roof, we use materials made by top manufacturers like CertainTeed and GAF. Wood roofs are more of a select market; we do wood shingles, shakes and sidewall shingles upon request. We shop the market for the best available products.

Q: Do your employees handle all the work or do you use subcontractors?

A: About 95 percent of the work is done by our in-house employees. The only time we use subcontractors is to tear off an existing roof.

Q: Will you stop working in the middle of my job to start another job?

A: Absolutely not. Once we start a job, we stay on it until it’s finished. We may take on multiple projects at the same time, but you can be assured that each job will be fully manned until completion.

Joe Stefani: Switching Gears

MOUNTAIN VIEW — After spending his early career beneath the hood of a car, Joe Stefani decided to switch gears entirely and start working on rooftops. “Growing up, I had uncles who were in construction and roofing, but my passion was cars,” he remembers. “After high school, I started working as an auto mechanic, became a service estimator, and eventually got into RV repair and sales. At a certain point, I felt like I needed a change, so I decided to become a roofer. I didn’t have much experience, but it seemed like a good trade and it paid well, so I applied to a local company and was hired. Later, I went to work at Shelton Roofing as a journeyman roofer. Twenty years later, I’m an estimator and safety coordinator here.”

As the nature of his job has changed over the years, Joe says he has found new things to appreciate about it. “When I first got into roofing, I enjoyed being able to work outdoors and move from place to place. Nowadays, I spend more time behind a desk, so that has changed, but I like the fact that I get to work with people. As an estimator, I visit properties, talk to homeowners and go up on roofs to take measurements, so it’s a nice mix—plus, it’s a lot easier on the body.”

A resident of Mountain View (where he lives with his wife, Dori), Joe expresses his appreciation for his bayside locale. “I love the ocean—I grew up just outside of Santa Cruz, where I spent a lot of time fishing and body surfing, so it holds very special memories for me. I don’t do much body surfing these days, but I really enjoy the serenity of the seaside atmosphere.”

Outside of work, Joe occupies his time with a variety of pastimes and hobbies. “I do a lot of gardening and home projects,” he says. “I recently finished re-landscaping my front yard, which took me a couple of years to do by myself.” Joe also stays connected to his lifelong automotive passion by restoring old cars. Additionally, he likes keeping up with his two grown sons, Steven and Robert.

In regard to his professional career, Joe says he’s all about maintaining the legacy he has become a part of at Shelton Roofing Co., Inc. “I don’t own the company, but since I’ve been here for so long, I feel a strong responsibility to represent it well. Shelton Roofing has been around for 80 years and has developed an excellent reputation, so with each customer I serve, I always make sure I’m following that stamp.”

When asked the first thing he’d do if he were to retire tomorrow, Joe says he’d catch up on a few projects. “I’d probably finish my yard and then get into my next restoration project: a ’66 Mustang. It’s in pretty poor condition right now, but I’ll probably turn it into a street hot rod—something I can take to the track and have some fun with.”

    MOUNTAIN VIEW — As autumn advances toward winter, it’s a good time to do some preventative roof maintenance in anticipation of the rainy season. Start by clearing leaves, tree branches and other debris off of your roof, paying special attention to valleys and other areas where debris can collect and cause leaks. Next, thoroughly clean out your gutters and downspouts. If neglected, your gutter system can become clogged with debris, which can result in damage to your roof, siding and windows.

    After cleaning your roof and gutters, inspect your roof’s various waterproofing components. This includes seals and flashings around roof penetrations like pipes and vents. Since the summer heat can cause these to wear out prematurely, it’s important to verify their condition and replace any that are worn out—otherwise, you may end up with an unexpected leak in the middle of winter.

    This annual roof maintenance will go a long way toward preventing clogs, leaks and subsequent damage to your home. However, using tall ladders and climbing on your roof is dangerous, so if you don’t feel comfortable performing maintenance yourself, call a local contractor to handle it for you. Remember, spending a few hundred dollars for maintenance is well worth preventing thousands of dollars in damage to your home.

    Diamond Certified Expert Contributor, Joe Stefani: Hello. This is a roofing tip from Shelton Roofing. With autumn upon us and winter coming soon, we will want to get our roofs cleaned of debris and make sure that all pipe and vent flashings, any penetrations to the roofs, would be sealed for the winter. Residential roofing, we will have to clean gutters, roof systems. Any valleys, or behind the fireplaces might collect debris. Resealing the pipe and vent flashings, any penetrations through the roof. Plumbing, vents, or furnace flashings that penetrate the roof may open during the summer heats and need to be resealed before the coming rains.

    Commercial buildings, a very similar process, but just cleaning the drains out, removing debris from the roof, and, again, sealing pipe and vent flashings that may open up during the summer. This type of maintenance could help defer any leaks you may have and subsequent damages to your roof.
