If you’re trying to sell your home quickly, it’s important to consider three critical factors. When you put a home on the market, you want to sell fast and for the highest price, and knowing what buyers are looking for can give you an advantage in that area. “The three factors that sell houses are price, condition and availability,” says Dave Keefe, broker associate with The Dave Keefe Real Estate Team in Cupertino. “Homes that sell the quickest are generally in the top third of each of those categories, relative to competing homes in the area.”

Is the price right?
Buyers want a good price for their investment, and well-priced homes get more attention than overpriced properties. In fact, Mr. Keefe cautions sellers against aggressive pricing. “The first three weeks in the market have the highest level of activity, so pricing is important,” he explains. “You could miss your opportunity if you over-price. Being slightly underpriced is the safest plan.”

Condition matters
“A smart buyer is going to choose the home that’s in better physical condition for the same price,” says Mr. Keefe. He recommends adopting a prospective buyer’s point of view. Ask yourself: How will the home show based on first impressions? Are the walls freshly painted? Is there ample curb appeal? Has the home been cared for and maintained? Not every buyer demands a flawless showpiece, but the better the condition, the more interested they’ll be.

Availability sells homes faster
Mr. Keefe says more showings get more buyers in the door and garner more offers. “The ease of showing makes a big difference. Are there limited showing hours? Is a tenant in the building? Is the property a do-not-show? You won’t get as much money if you can’t get people in the home.”

Mr. Keefe admits that homes don’t have to be vacant in order to show well. However, motivated sellers need to be prepared for immediate showings. “If an agent is driving around with a client and they have to wait for hours to see a home, they probably aren’t going to show it—they’ll view other properties instead. If you’re more flexible to showings, there’s a better chance your home will sell quickly.”

A: Depending on the condition of your home, we can usually get a full marketing program in place and put your home up for sale in 14 to 21 days. Some homes need extensive repairs or renovations, which can take several months, but other homes are ready to go immediately. Once we see your home, we’ll be able to give you an accurate estimate.

Q: Who pays your fees if I hire you as a buyer’s agent?

A: In almost every case, the agent fees are paid by the seller, so you get the highest level of professional advice at no cost to you. There are a few instances where the fee isn’t paid by the seller. We’d have a conversation about that and talk about options, but 99 times out of 100, fees are paid by the seller.

Q: What types of improvements should I do to my house to get the highest return when I sell it?

A: Every property is different, so once we look at your home, we’ll be able to determine how to make it look its best. Primarily, you want to highlight the best features of your home and remove any potential objections that buyers may have.

Q: Do you sell multi-unit buildings and apartment buildings?

A: Yes, we sell multi-unit properties that range from duplexes to small commercial income properties.

Dave Keefe: An Inspired Contribution

CUPERTINO — Dave Keefe got an early introduction to the real estate business when, as a mere teenager, he bought his first home. “I bought my first house when I was 19 years old,” he affirms. “By renting out the other rooms, I was able to pay my mortgage and basically live rent-free through college. Through this experience, I came to believe in the value of real estate as an investment and wanted to share that with others. This inspired me to sign up for some real estate courses and eventually start working in the industry. I hit the ground running and I’ve been at it ever since.”

Today, as a broker associate with The Dave Keefe Real Estate Team, Dave says his favorite part of his job is the opportunity to connect with others. “Working in real estate, you get to make a lot of really good connections, many of which become friendships. From past and present clients to the other professionals I work alongside, there’s a great sense of community, which I really enjoy.”

A resident of Mountain View (where he lives with his wife, Jennifer, and their two children) Dave expresses his appreciation for the versatility of the Bay Area. “I enjoy everything about the Bay Area: the natural beauty, the recreational opportunities, the innovative tech scene, the diversity of the people…it’s just a fun place to live.”

Outside of work, Dave spends as much time as possible on two wheels. “I’m an avid cyclist and have raced in several masters world championships,” he affirms. “I also sponsor three different bicycle racing teams, so I’m active in the scene on multiple levels. My son actually raced in the state championship this year, so it’s neat to see him getting involved as well.”

In regard to a professional philosophy, Dave espouses the virtues of a helpful attitude. “When we serve clients, we always try to come from a standpoint of contribution—that is, of helping enrich their lives,” he says. “We believe that by helping our clients get what they want, we’ll be able to live the lives we want, so it’s an approach that benefits everyone.”

When asked the first thing he’d do if he were to retire tomorrow, Dave replies that he wouldn’t. “I don’t really think of this as a job,” he explains. “It’s not like I wake up every morning dreading my day. On the contrary, I truly enjoy what I do, so I plan on continuing to do it for as long as I can.”
